I rented a climate controlled storage unit at this facility in June of 2023. I went to move out of my unit in February of this year. The first thing I noticed upon entering the building, was the building was damp, and ha d a strong smell of mold and mildew. I got to my unit, and immediately noticed upon entering there was mold all over my items. I immediately notified property management, and they were dismissive. I filed a claim with the protection plan I was paying them for, and the claim was denied. I am now being told that the unit is not, and was not climate controlled - But it was rented to me as a climate controlled unit, and they charged a premium for this unit being that it was climate controlled. Not only is SROA negligent, not maintaining proper temperature and humidity levels, they are potentially fraudulent.

When they bought out red dot they took on a bit of a headache I get that but to slap on a coat of pant and rename it did nothing for the vets at the location. My family members and I rented from red dot but during the last couple months before and during the transition to sroa we was complaining about the problems we encountered from broken gate critters climate control no in unit light and the ppl living there nothing was done. I met with a property manager that acted as if he had no way to fix the issues then another one took over which seemed pretty cool ( short lived employee) but attempted to fix my issues which only lasted a couple months and boom here comes the troubles again. I was relocated to a larger indoor unit due to damage of my property from the previous unit and was told there wouldn't be any price change (lie) .. my unit as well as others were broken into and the process to file a claim is bs its been over 4 months. They never released the camera footage even tho I requested and the police said they needed it. I had to redo my claim multiple times online and ended up going in the office to finish because they never received my emails. While there i was informed that my rate went up 17 dollars my insurance coverage went from 10 thousand to only 2 thousand which there was way more than 2 thousand dollars worth of property stolen and also had to pay 100 lein plus a payment and 25 dollar late fee because they didn't pull out my payment automatically like I previously had set up. So in all honesty if I had the energy and I would relocate in a heartbeat.

Existing facility bought out by SROA, price increase 20%! Then after my notification of intent to vacate and vacated space because I would not agree to the outrageous increase they continue to bill and send e-mails and text messages saying I have not paid for the month of rental AFTER vacating.
Customer service is atrocious - can't ever get resolution either through the local "office manager" that never answers the phone or e-mail (4 e-mails and 2 calls) or the district manager.

I would not recommend this location based on my experience. From the beginning, there were multiple issues that were never properly resolved.
I requested one large unit but was assigned two units without clear explanation. I was also given incorrect unit information more than once, which caused confusion and ongoing account issues.
My move-in date was October 1, yet I was billed as if occupancy began in September. The account was never corrected, and I was charged late fees despite not having proper access to my online account to view or make payments.
Attempts to resolve these issues were not handled appropriately. Instead of correcting the account, I received a non-renewal notice and was told to move out, without addressing the underlying discrepancies.
I also experienced issues with account visibility and communication, which made it difficult to manage the account or resolve concerns.
Overall, this has been a frustrating experience due to lack of accuracy, accountability, and follow-through. I would strongly recommend verifying all details carefully before renting. Despite multiple attempts to resolve the situation, the original issues were never fully corrected.

As many others have said they raise prices once you are in. Mine has almost doubled in last 6 months. Can’t get ahold of “the office” ever since my facility does not have its own office. Did get offered to transfer to another unit same size for 2/3 price. Not sure if all are run this way but I would stay away from collinsville IL locations

The property manager IS hostile, vulgar, aggressive, and extremely disrespectful. Truly the worst experience ever!! SROA’s corporate office and executive leadership are completely remiss and ineffective.

This same property manager oversees four locations in the surrounding St Joseph, Benton Harbor & Coloma areas. After such an alarming experience, I wouldn’t trust the security, competence nor safety of storing a rock with SROA!

1) All of the FIVE Star reviews are laughable.
2) This is a simple, non-climate controlled tin shed with unsealed concrete floors that leak crystals.
3) In the (1) year that we’ve been there our unit went from $93 to $242. Not joking.
4) Our size unit (Medium) is actually still listed for around $100 Lol
5) We were a couple days late in August so they placed an extra lock on our unit. But they didn’t bother with the GIGANTIC WASP NEST hanging directly over our entrance?!?!

I originally rented a unit from this location from the previous owner and my cost was $160 per month. Within 6 months of SROA purchasing the property, they raised the rent to $220 per month, then after one year, it went up to $260, then $315, then $385 and I just received another rent increase notice, stating it was going up to $425. I am absolutely appalled by the sheer greed of this company. I checked on their website and found that starting rent for the same size unit is currently $100 per month. If I were anyone considering renting from SROA, I would avoid them at all costs!

My storage unit location was recently purchased by SROA. I valued the location and did not want to move to another.
However, I needed to accept and validate a new contract. I was apprehensive.
Once entering the new office (to me) I was greeted by a smile and friendly associate.
Tim Martell was behind the counter and he answered all my questions and put worries at ease.
The new contract/transition was seemless. He offered that he was only a phone call away if I had further questions.

I was happy to shake his hand for his help.

A Word of Warning for Anyone Considering Storing with SROA

My mother has been a tenant with SROA for several years, following the passing of my father. On October 11, 2025, we discovered mold and mildew damage, as well as rodent feces and damage on multiple pieces of furniture in her climate-controlled unit (which costs $109/month).

That same day, we visited the office, filled out the required paperwork, and submitted all necessary documentation and photos for an insurance claim. After that, SROA went completely silent — no returned calls, no responses to emails. Nearly a month later, a regional manager finally reached out, asking us to resend all of the same information we had already provided at the start.

Now, exactly one month to the day after filing the claim, we were denied. The reason? Their mandatory “insurance” policy does not cover “loss or damage to tenant’s stored goods caused by mold, mildew, or wet or dry rot.”

So, not only are tenants required to pay for this so-called insurance, but it fails to cover one of the most common types of damage you would expect to be protected from — especially in a climate-controlled unit.

Now my mother, who is on Social Security, has to pay out of pocket for damages that were clearly caused by the storage conditions.

Disappointing is an understatement.

Do not recommend if you need a long term storage solution. Once you are in, they will raise your rent every couple of months - nonstop - while offering open units for much less than your rent is up to. They count on you just paying the regular increases instead of the hassle of moving out of your unit. When mine was over double what they offering for new rentals I shopped around found a larger unit close by, for less than 1/2 of what I was up to with SROA. I contacted them about halting the increases or adjusting mine to some middle ground from what new units were going for and days later received another increase letter. They are OK for short term rentals but if you need a long term rental stay away from SROA. And of course now that I moved out my inbox gets flooded with special offers to come back. They took me for all they'll ever get from me.

I currently have been renting a storage from SROA from Richie and Monica 1000 Pembroke Rd for about 5yrs. The reason why is because I love the service which I receive from them. Richie is dedicated and hardworking, he shows up to work 2 hours before his shift. Un heard of right but it shows his commitment and passion. What a guy. And Monica is his dependable and trustworthy assistant who is also knowledgeable and hardworking as well. I would recommend the Pope to rent there because I know that he also would be very satisfied.

I asked the local facility to fix a billing problem. They said they would but continued to double bill me via direct debit.

However, I phoned the corporate office and spoke to Jon. He corrected the problem and issued a credit for the over billing. Unlike the local facility, he was gracious and efficient.

Clean, safe, and a staff that really seems to care because they get back to you so quickly about any concerns. What else is there?? This is the best storage facility in the area, no question about it.

I have rented storage from a few different companies around south Florida and I've seen it all. The people at Storage Rentals of America are the only real pros. Great facility, customer service that addresses any questions, and prompt. A++.
