I purchased a flat at Regency Place

I purchased a flat at Regency Place, Birmingham off-plan through SevenCapital, and my experience has been extremely disappointing. The building does not meet current cladding requirements, which has caused the property value to drop significantly. This is a major concern for safety and resale.
Additionally, the quality of the interior finish is far below expectations, poor workmanship and materials that do not reflect the price point or the promises made during the sales process. To make matters worse, SevenCapital has provided little to no meaningful support or solutions to address these issues. Communication has been minimal, and accountability seems nonexistent.
I would strongly advise anyone considering buying off-plan with SevenCapital to think twice and thoroughly research before committing.

Thank you for raising your concerns.  
When Regency Place was constructed, it complied with the building regulations in force at the time, and a certificate of compliance was issued. 
Following the Grenfell tragedy, the Government introduced new legislation to enhance building standards.
SevenCapital has signed the Building Safety Pledge, accepted the self-remediation terms, and adopted the acceleration plan and accordingly, is committed to carrying out the necessary remediation works on the external façade.
Chartered fire engineers have been engaged to advise on the scope and nature of these works. It is anticipated that the works will be conducted in 2026, subject to obtaining the necessary approval(s) from the Building Safety Regulator. 
There is a dedicated email for leaseholders, and any questions or queries about the works can be directed to remediation@sevencapital.com

Investor Buyer

I bought a flat at one of Seven Capital buildings. Had issues raising a mortgage due to high ground rents, but somehow managed to obtain a mortgage. However, the most disappointing thing is the build quality. Everything used from flooring, to kitchen top, to switches, to bulbs, to white goods, to sanitary fittings... is all cheap quality. Most things started breaking apart in 3 years! Seems like it's an investment / private equity type company rather than a proper real estate builder with a reputation of providing quality homes.

I can only assume some of these…

I have never met an actual buyer in person that has a positive thing to say. Huge Deposit, Delayed Completion of over a year, Aggressive approach when apartment completed that never allowed a survey prior to moving in, never meets the predicted price, poor construction, builders not following the architects materials, failed EWC due to incorrect cladding materials, incorrect windows for height of building, leaking plumbing, lifts not working correctly from day one, cheap white goods. Stay away from this developer is my only and honest suggestion. And given the legal wording of Seven Capitals response, you look at Regency Place and state where my comments are incorrect.

To whom it may concern,

For anyone thinking to purchase a property we would reassure them that the deposit amount forms part of the conversation at point of reservation and then is a matter for the buyer and their solicitor to discuss to ensure the buyer is comfortable, before committing to a purchase.

Contract terms also allow for any delayed completion. A long stop date is stated in the contract and forms part of the buyer and their solicitor’s due diligence. It is in place to give buyers peace of mind and should be taken into account when considering a new build purchase.

Buyers must always undertake their own due diligence when purchasing a property and ensure it is the right decision for them. This includes reviewing property specifications. At point of completion solicitors and buyers receive completion paperwork and associated warranty’s for further peace of mind.

It is disappointing for anyone to disregard those who have received a great service from SevenCapital, however we understand that online platforms provide this ability.

Avoid these scammers

Avoid these scammers. Bought 3 apartments in Birmingham. Not able to sell any because of leakage and cladding issues. No bank give mortgage if any buyer wants to buy. Avoid

If I could do less than one star i would

If I could do less than one star I would. Don't go near Seven Capital Developments. I was contracted to buy in Bracknell. The mortgage offer I received valued the apartment at £30000 less and this coupled with the ground rent that is now outside of legal boundaries will make it hard to sell. Yes I know I signed a contact, know that the ground rent legalities were different in March 2020, but being offered a chance to pay £7500 ground rent up front just adds to the cost. I looked at the option of selling but who would buy when the price has crashed and other units have been up for sale for months? So in plenty of time I have Seven Capital legal notice that I cannot complete and wish to withdraw. It's not enough for them to keep my 20% deposit which I understand I have to forfeit but their solicitors are not accepting my withdrawal and charging me daily interest till at least January 2nd 2024 and a service fee till
June 2024. So a way to make more money out of me.
Yes Sharon at Customer service might be great when she answers the phone. But I would say stay away. If they are like this now I'd not want to deal with them as a property owner.

Read negative feedback before you…

Read negative feedback before you decide to buy from them, as negative reviews are deleted and most positive are about their service not the product!

They will use the cheapest possible products that will cost you fortune to repair (special toilet seats costing £300, special light fittings for £50 each, got water tanks that fail every 18 months, roller shutter that failed several times and takes the manufacturer about 8 months to repair etc, etc).
The building was handed over with extensive leaks from windows and into parking which Seven refuse to rectify.
Lifts overheat due to lack of AC in the building.

After being ignored for about two years, we have formed a Residents Association to direct our issues as a group, but after numerous failed attempts to rectify this by Seven and only a temporary fixes not in accordance with the guidance of independent surveyors Residents Association are taking them to Tribunal.

Despite assurances of high return on the investment, most owners are in negative equity reaching 30% for some, with rents not being near those advertised by Seven 4 years ago.

You will notice that this tune is common to most reviews on several developments so think twice before buying.

SevenCapital - Avoid !!!!!!!

I purchased a property from SevenCapital in early 2020. My tenants moved in August 2020. Until June 2023 all was perfect. Then the problem started. Twice in the space of a week my living room has been flooded by incoming water. It seems like something has changed in the roof above causing this issue. It only seems to happen when the rainfall is torrential but having said that it never occurred in the 3 years prior. I spoke to my neighbour who has claimed she has been having this ongoing problem for 2 years. I now worry. Water damage can be the worst. I have brought new builds from other developers in the past but this was the first time from SevenCapital. I would not do so again.

As there has been little rain you have been asked to keep a close eye and report should there be any further water ingression.

Atrocious attitude from this company

Atrocious attitude from this company - bought off plan in 2017 (one-bed appartment) finally took possession in 2018 - building has been beset with problems from Day 1 and Seven have fallen well-short on their promises and assurances - including leaking windows, sub standard lifts which continually out of action - continual water flooding in the lower level car park, defective water softener causing £000's damage to apartment boilers (288 apartments) on top of which service charges etc. are almost double what was quoted and rental income in my case is 20% less than suggested - My apartment is currently unsellable - no-one will offer a mortgage and the valuation currently is 30% less than I paid. That's over a 5 year period when every other property in the UK has gone up! all the poor reviews on here have been systematically removed so I am assuming this won't be on here for long but I will post to Google also - I am a genuine leaseholder and can provide proof of all the above claims so look forward to an email from TrustPilot - this is a very shoddy developer - beware - probably the worst investment decision in my entire life. .... As anticipated - I have already been advised that this review will be removed within 3 days - I'm being asked to provide evidence - for the record I will provide a copy of my purchase from Seven and some evidence of the issues which Seven are well aware.

Bought a property and now it's failed the fire regulations so can't be sold. It was signed off so they have no responsibility.

Beware! Wouldn't use again.

Beware! They don't put good the problems in the properties the build. We bought a property 5 years ago and can't get a mortgage as it has failed the Grenfell Tower Fire regulations and they have wiped their hands of it. We wouldn't buy from them again.
