Charged $390 for an assessment that never happened.
I signed a property management agreement with Royal York in April 2026 and terminated within the contractual 60-day trial period. Simple enough — except it took four reminder emails over two months just to get a response.
When they finally issued a final statement, it included a $390 "mandatory property assessment" fee for an assessment that was never scheduled, never conducted, and never reported to me. Their own contract (Section 8.8) states this fee is only earned upon completion of the assessment. I asked three times for the date, assessor name, report, and portal evidence. Nothing was provided.
They also contradicted themselves on maintenance: first claiming a technician was dispatched, then admitting in a later email that no technician was dispatched because I had not made the required prepayment. No maintenance work was done.
Correct refund owed to me: $406. RYPM's position: I owe them $59.80, backed by zero evidence. They have now threatened collections.
Proceed with caution. Get everything in writing before you sign.
