I purchased a property in Easington from ReadyLet Properties in August 2024, which was immediately placed under the management of Ready to Rent Management. While these two companies present themselves as separate entities, they are effectively the same – same owners, same staff, and tightly intertwined operations. One sells refurbished properties, and the other manages them post-sale. My experience with both has been deeply troubling.
As a foreign investor, I had to rely on photos, videos, and the company's assurances that the property had been professionally refurbished. The sale was rushed, but I initially assumed this was normal. However, what followed was six months of absolute chaos.
Although a tenant moved in almost immediately, I didn’t receive any rental income for the first three months. I was constantly given excuses – wrong bank details, delayed payments, missing rent – none of which held up. The designated point of contact, Jennifer, never replied to a single email during the entire time. I always ended up dealing with someone else in the company, often getting contradictory or vague answers.
When I finally received some rent after three months, deductions for repairs (like fixing a boiler and windows) were already being made – despite the fact that the property was supposedly newly refurbished and under a 6-month warranty. When I complained, I was told it was a mistake and that I would be reimbursed. Yet for the next several months, repair charges kept being deducted, and I had to repeatedly argue and chase the agency just to enforce the warranty they promised.
Communication was appalling – slow, evasive, and unhelpful. Things became clearer when a staff member accidentally sent a group email to around 150 clients, exposing their email addresses. We began comparing our experiences and quickly found that many others had gone through the same: unpaid rent, false repair charges (several tenants had confirmed that no repairs were even done), and very questionable tenants placed in their properties.
To make things worse, the agency withheld my rent for August for six months – only sending it after I threatened legal action. Then, just before I switched to a new management company, a window was broken at the property. Not only did the agency fail to notify me or take any real action, they had the audacity to charge me for boarding up the window – a job that was actually done by the tenant herself. They provided no evidence that they did anything, yet still billed me.
These companies operate with complete disregard for transparency, accountability, or even basic professional standards. Their practices are misleading, their communication is non-existent, and their behavior borders on fraudulent. I cannot understand how they are still in business.
If you're considering working with Ready to Rent Management or ReadyLet Properties – don't.
They are deeply untrustworthy, and based on my experience (and that of many others), they will cause you nothing but stress, lost income, and frustration.

Be extremely cautious with these ready made investments.
i have had nothing but problems with this company from pretty much the day the purchase was finalised and having moved these properties (with their tenants) to another agent im still tidying up their mess.
their sales team (Kim) is great and is helpful throughout but i STRONGLY advise doing your research yourself on the properties, go visit them, meet the tenants because as soon as your purchase is complete thats where it stops.
i understand that they have given up their management agency to Mypropertybox which might be helpful for some people but i would still strongly advise avoiding this Readylet/Readytorent management

I purchased a property through ReadyLet Properties a few years ago. They are knowledgeable, professional and ensured the buying process was smooth.
Kim was available to answer any questions and provide guidance when needed.
I have since remained with them, and have multiple properties, and my overall experience has been decent. They’ve handled my needs adequately, and have met expectations.
There have been a few issues with miscommunication and delayed responses. However, the company is actively working on improving these areas, and I can see that they are making efforts to improve the service.
I’m confident that they’ll continue making progress. I recommend them.

As per most of the reviews on this website, the Readylet property sales part of the business is like a well-oiled machine. This is obviously driven by the high profits they earn from their buy low sell high policy. Which is easily verifiable via various websites including Rightmove.
Once you have purchased the substandard property with many alleged issues and your then handed over to the rental’s agent part of the business, that’s when things start to go seriously wrong. This part of their business model is the most inept, incompetent, useless and carless letting agent that I have ever had the misfortune to employ and I currently employ a further four and therefore have positive experiences to compare this shambolic example of a company too.
In the four years I employed them in my opinion they haven’t undertaken any pre, post or intermediate property inspections. I know this as I have asked for proof and they have been either unable or unwilling to provide this proof which is usually standard practice for good letting agents to provide. They were either unable or unwilling to identify which Tennant had damaged my property Obviously due to lack of inspections they would be unable to pinpoint the culprit.
I also had a disproportionate quantity of maintenance repair charges (most months) and they were again unable or unwilling to provide receipts, documentation or photographs. And they actually stated it was due to GDPR that they could not provide the requested documentation. Other good agents do this as standard practice.
Any telephone messages or emails requesting clarification on any issues I had were rarely answered and at the time of writing the telephone messages were never ever answered. I was later informed by the woman I was leaving messages with that office I was calling was in fact just a telephone answering agent service and not a readylet office.
During one extended period covering multiple months when I was seriously ill and in intensive care there was no rent forthcoming and no explanations why, no proof of the tenant being chased up or any enforcement action being taken against the Tennant. I still to this day have no resolution on this issue.
In the four years that this company has managed my property the one and only good thing this company has done for me was the sending of an accidental data breach email in which hundreds of their client landlords were all accidently copied in which has resulted in hundreds of disgruntled landlords being able to communicate with each other and a WhatsApp group being set up where we could all share our experiences of this terrible company. I am utterly shocked by the magnitude and downright failure of this company in its duty of care to both its clients and tenants. The specifics of which aren’t really for me to divulge.
I can predict they will respond to this review with their standard weasel words of “ we are sorry you feel this way” “ we do carry out inspections” we do reference the tenants” “ all maintenance charges were fully legitimate”
Well all I have to say to that is “Where is the proof” in the four years I have employed you as my agent you have provided me with NOTHING at all except aggravation and stress.
And now they reply saying they don’t recognise my name. Of course you don’t Rupert Rigsby was a fictional character in the 70’s sitcom Rising Damp ( how appropriate as the property you sold me is riddled with it) but don’t worry if Trustpilot does get in touch I have all the emails to prove I’m a disgruntled client of yours

You did very much insinuate that the letting side was part of the package. I and many others were never once asked if we would like to OPT out of ReadytoRent and the transfer happened automatically.
The early emails from management regarding that your company did actually respond to continued to be sent from the Readylet email account and with the readylet logo on the email. Just last week Gill was defending what I consider to be fraudulent charges using the READYLET email account and logo etc.

Whilst the purchase experience was slick with your forced upon us nominated solicitors to be used and very quick it only provided a whirlwind experience in which you trouser'd 60+K in such a quick manner to discourage clients to dig deep, employ due diligence and look more closely.at your disgraceful & inept operation.
The standard of some of your refurbishments are a disgrace and to which there are many examples with photographic proof.
Your company have constantly lied to hundreds of its clients. Fortunately I'm in close contact with them all and Ive seen photographic evidence and written evidence of your total mismanagement.

The sales side of this company is impressive and smoothly run. It's when you get over to the lettings side that the problems start. I was initially impressed with Ready Let business and sales process - this lead to me to buy a second property with them.
The problems start when you move over to the lettings side, the communication is almost non-existent & unprofessional. Emails are not answered and when they are with no substance. Ready Let will say the lettings side is their sister company. They are a family company, once you purchase your property, you move straight into a rental agreement with the lettings side of the business.
You have to chase constantly for the rental payments which are never paid in full. Most months the rent falls short, there are spurious maintenance charges which are not backed up with any evidence. Emails are only replied to when you start getting aggressive which is really upsetting to be honest. It is not a 'hands off' investment at all.
Tenants are put in with no basic checks - I am still stuck with a tenant who is not paying and Ready Let have done nothing to help with this at all. They just fobbed me off. I have since learned that this tenant is a notorious non-payer, thankyou Ready Let. No inspections or checks are made of the properties at all.
I wish I'd never bought these properties, it's been a total hassle. And I did a lot of due diligence before buying these, including a tour in Country Durham with Ready Let. I've since moved to a new agent who are restoring my faith in this project - I can't think about selling yet as I'll make a loss.
Ready Let emailed all their 180 or so landlords with everyone on copy (apparently not a data breach!). The communication between the landlords since has revealed that the majority have been having the same issues. The yields advertised of 10% are quite simply a total lie.
Buyer Beware! Please do not make the same mistake. If you want to invest in property up North, there are much better options out there.
