Misleading listing & deposit dispute – avoid

Karat Villa Atelier de la Vega, Tenerife

The villa was advertised by Karat Luxury Rentals as a “peaceful escape” – in reality it is next to a multi-floor construction site and opposite (approx. 200 m) a construction waste depot. Heavy trucks, noise from 7:00 am, dust and diesel fumes. Completely misleading.

Karat claims they were not aware of these circumstances, which is difficult to believe given their scale and obvious visibility.

In addition, Karat is now attempting to retain our €2,000 security deposit over an alleged issue (dirty outdoor sofa) that we strongly dispute. As “evidence,” they provided a dark and shaky video in which no clear damage can be identified. For this amount, the entire set of outdoor furniture could likely be replaced.

This appears consistent with other reviews regarding deposit handling.

We have referred this matter to a local lawyer.

Avoid at all costs.

Thank you for your stay with us; it has been a pleasure having you in our villa.

We regret the situation you experienced regarding the construction noise, which you reported to us on the last day of your stay.

As previously communicated, these works are entirely beyond our control. They had been halted by the Government of the Canary Islands, and if the company responsible is not complying with regulations, this is unfortunately something we are unable to intervene in.

As we also mentioned in our email correspondence, we would have been able to address the issue of the noise you described had you informed us at the time it began. We could have offered a solution, such as a change of villa or an agreement satisfactory to both parties. However, as this was not the case, we find it unfair that you have requested financial compensation, as we were not given any opportunity to take action. You only notified us on the final day of your stay and shared photographs. We did not receive any video evidence of the noise that allegedly disturbed you or affected your rest.

Additionally, upon your departure, it was reported that the outdoor cushion was left stained with grease. This matter is your responsibility, as we provided you with photographic and video evidence confirming that the cushion was not in that condition prior to your arrival. As stated in the rental agreement, the property must be returned in the same condition as at check-in, which was not the case.

We reserved Villa Amatista in Tenerife…

We reserved Villa Amatista in Tenerife via Airbnb for a week in December, with a confirmed total price of €4,720. Once Airbnb confirmed the booking, we immediately purchased flights for €2,126, trusting that everything was secure.

Only afterwards did the host reach out, explaining that due to a supposed “synchronization issue” the real price of the villa was over €10,000. He asked us to cover the difference and mentioned the reservation would otherwise be canceled before our stay.

Airbnb support assured us that the price of a confirmed booking cannot be altered by a host, yet the host still went ahead and canceled. This not only disrupted our plans but also caused us financial loss from the already booked flights.

For us, this situation was very frustrating. We entered into the booking in good faith, but the agreed terms were not honored. Travelers considering this property should be cautious, as there is a clear risk of cancellations even after confirmation.

We sincerely regret the inconvenience caused by this situation. As we have explained on several occasions, the booking was affected by a synchronization error between platforms, which resulted in an incorrect rate (more than 60% below the actual value of the villa) Unfortunately, we were therefore unable to accept the reservation under those terms.

From the outset, we attempted to offer an alternative solution, although we understand that it was not feasible on your side. For this reason, and being fully aware of the impact this may cause, we informed you of the error nearly four months in advance. This allowed Airbnb to fully refund the amount paid so that you could find another property that fit your budget.

Furthermore, since the reservation was made through Airbnb and not directly with us, as a company, we are not in a position to cover financial costs related to your travel arrangements. These are typically matters to be handled with your travel insurance provider.

We truly regret the disruption caused and completely understand your frustration. However, we want to clarify that there was no bad faith involved , only a technical error beyond our control, which we tried to address as early as possible.

One of the worst holiday rental…

One of the worst holiday rental experiences I've ever had. Do not trust a word they say! They are expert con-men who lie about the state of their properties, and then try and steal your deposit money. If you want to be conned out of your holiday money and make your holiday a hell, choose them!

We are truly sorry to hear that your experience did not meet your expectations, although we are surprised by such a negative review. Throughout your stay, we made every effort to accommodate your needs: we applied a significant discount to match your budget, allowed both early check-in and late check-out at no extra cost, and although we were informed that there were more guests staying than allowed, we chose not to take any action and returned the security deposit in full and on time.

Additionally, when you reported certain issues with the property, we offered to send a technician to resolve them immediately, but we were not granted access. Interestingly, after insisting on fixing the "problems" to ensure your comfort, those supposed issues seemed to magically disappear without any intervention.

Our commitment has always been to provide honest and high-quality service, and we regret that your perception was different. We will continue working to improve and to ensure positive experiences for all our guests.

Filthy ripped couch

Filthy ripped couch. Pointed out we wouldn’t sit on it. It was cleaned the next morning but couldn’t use it for a couple of days as it was soaking wet. Hot water runs out after 2 people shower. No ironing board. 3 out of 4 loungers broken. Not all blinds worked or held together duct tape. 3 cups for a 3 bed villa. Chipped tiles by pool. Cameras at the house which we had to cover with towels. Many many issues. Pointed all this out via an email to which they did reply but didn’t address half the issues. They said we should have pointed it out earlier but with the annoyance of having to sort the couch out on arrival that’s the last thing we wanted to do again while on holiday when we’re trying to relax. It shouldn’t be up to the tenants to point out all the issues. This should be done by Karet Villas before checkin. We did write back to their email asking for answers but they haven't replied. Obviously don’t care! We were offered to stay longer or 10% discount in the future but we told them we will not be taking them up on their offer. Will not stay at one of their villas again as it simple is not luxury. Can’t even get the basics right.

We’d like to clarify that our intention in asking guests to let us know about any issues during their stay is precisely to be able to address and resolve them as quickly as possible — just as we did with the sofa, which we had professionally cleaned the very next morning after you contacted us. We understand this caused an inconvenience, and we appreciate your patience while it dried.

After your departure, we inspected the sofa again and confirmed that while one part was slightly unstitched, the stains had been successfully removed. We also want to highlight that we acted in good faith from the beginning by preparing the villa ahead of the official check-in time of 16:00, to make it available to you earlier than scheduled.

While we may not have been able to respond to every single point in your last message before your departure, we certainly did not ignore your concerns, and we regret if it came across that way. Our aim is always to offer the best experience possible, and we sincerely apologize if we fell short in this instance.

Your feedback is valuable and has been taken seriously — we are continuously working to improve and ensure these situations do not happen again.

Disappointing Experience

I stayed at one of Karat’s biggest villas with a larger group, and unfortunately, the experience did not live up to expectations

The biggest issue was the heated pool, which was the most important feature for us, particularly for the children. Despite several complaints during the stay, the pool temperature never exceeded 24.5°C, making it unusable for most guests , especially for children. This was extremely frustrating considering I had clearly requested a properly heated pool in advance. They promised it’s usually 28°C and will be set even higher, to 30°C but actually was 23-24 the whole time.

Aside from the pool, the villa itself showed significant wear and tear: only five proper bedrooms (advertised as 10bedroom house), very cheap furniture, doors that didn’t close properly, and various areas of the house were in disrepair. It simply did not reflect the standards or luxury that was advertised.

After the trip, I requested partial compensation, which I feel would have been reasonable under the circumstances. Instead, I was offered two free nights if I booked another stay at the same villa—which I have no intention of doing.

I wouldn’t recommend booking through Karat based on my experience.

Just came back from a lovely holiday…

Just came back from a lovely holiday having rented the Royal White villa in Playa Paraiso. We were 2 families of 4 and the villa over exceeded our expectations. The villa was luxurious and had everything that you could wish for . The area was great for families, a short walk to shops and restaurants and a short cab ride to more busier areas like del duque. Maxim and his team were great. Their communication and overall dealing with the whole process was faultless. We would definately use Karat again . 5 stars from us.

Non caring company

This company currently have non paying people at one of there villas, there is a random man, named kevin wright, who has never met the family, walking around without clothes on around very small children, despite being proven to be a pedalo. The management don't care

We had a fantastic holiday in Villa…

We had a fantastic holiday in Villa Balansa. The Villa was perfectly designed with modern, clean interior decor and the most comfortable beds we’ve slept in abroad!
Maxim was a great host who was extremely helpful and nothing was too much trouble. We wouldn’t hesitate in recommending Karat luxury rentals. Thank you for making our holiday so special. Laura & Richard

Unas vacaciones espectaculares

He estado alojada en KARAT Villa Playa Paraíso en Tenerife y sólo puedo decir que la experiencia ha sido increíble. Una villa espectacular y limpia, tal como se muestra en su web, ropa de cama de calidad, todo tipo de toallas mullidas y excelente comunicación durante toda nuestra estadía. Incluso reservamos nuestro alquiler de barco a través de ellos. Repetiremos el año que viene!
