Working with Cody showed me a lot of things I didn’t know about the housing market and helped fill in the gaps of my knowledge and execution. The team is very organized, experienced and answered all of my questions. Highly recommend Cody and the Homebridge Team.

Monica went above and beyond to get the house I wanted. She explained everything to me and very detailed oriented. Didn’t matter what time or day it was she was always there for me even with the most simplest questions. I appreciate all the work she did for me and my spouse.

Bad! Bad! Bad!!! I’m so incredibly disappointed with the service this company provided, Go somewhere else unless you want to lose money!!! They screwed me up twice... Now I’ve to pay MORE THAN 5K in fees (see attached pic for proof) for a mistake they have already made once before. I’m a first-time homeowner and ended up buying two houses with the help of Julie Jackson as my financial advisor. After numerous confirmations from her that the HOA of the second house will be paid together with the monthly mortgage... Later I found out that wasn’t the case and I've unpaid HOA bills + $500 in late fees. I let Julie know and I asked her to confirm that the first house wouldn’t have the same problem and she told me not to worry and everything was alright. Fast forward a few months later I received a mailed letter of a whole year worth of HOA bills + $5,415.66 for the late fee for a mistake she could've prevented already. Imagine what mistakes she could make with such important purchases such as your loan etc.

Joanne was fantastic to work with! As a real estate professional, I wanted to make sure my first time homebuyers had a positive experience with their lender. Joanne was extremely knowledgeable and patient throughout the process from start to finish. She explained all of the options available to them, so they understood exactly which loan was best suited for their needs. In addition, she was able to help my buyers close quickly and seamlessly. Short version: The best evidence and most simple reason I can give you on why you should pick Joanne for all your finance needs, is simple. I USED JOANNE TWICE. She helped me make my dream home, and then my forever home. And I will try to use her again if I or family ever need to finance a Home, but this second one IS my forever home I think. How many times can you say, you would go to someone a third time for a major financial, huge change like home ownership?? Call Joanne now, you’d be a fool not too, she will earn your trust. How many times have you wanted to bake Christmas cookies for a lender??? Yea, call Joanne!!

Long version:
Yes, Joanne and her team at HomeBridge helped me get my forever home in sunny Florida 90 minutes from each coast. And 5/6 years ago she helped me through an FHA 203 refi/renovation of my eastern Central MA home. Back then in 2013, I read horror stories about 203k renovations. I had been reading and research in doing major renovations on my central MA home for the previous 5 years ,ever since I bought it in 2012.

Everything I read, gave me 2 key critical factors that are needed for doing a FHA 203k renovation successfully. 1 key was a great contractor who had enough liquid cash to wait for the withdrawal process for all the 5-6 draw payments throughout the renovation. 2nd key factor to success was a GREAT LENDING AGENT. You need a great, hard working, honest and forthright experience agent to get through the hurdles of renovating a house your STILL living in, and through all the extra paperwork of a renovation loan.

I scoured lendingTree, Houz, Angie’s list, Zillow lender reviews, more, all over. I then called and emailed over a dozen Massachusetts lenders and talked with a bunch. Joanne worked hard, was proactive in communicating, and helped recommend directions for me to go. Joanne Mullaney EARNED my trust through hard work and went above and beyond, and then some. Joanne Mullaney, the superwoman of lending. She taught my real estate things my own realtor didn’t know!!

Thanks to picking Joanne, I did an $85,000 dollar renovation of my 1978 central MA home. New Roof, open concept, 22 foot LVL, new deck, almost a total nuke and renovate(ok not total but a ton of stuff and risk). Best of all it only cost me a tiny fraction of that in closing costs for the refinance. 4-5 months later, bought 400 more a month, and the project finished and I was in a stunning home that was ME. And Joanne not only kept in touch, proactively calling me every so often to see how it was going, but she also took all my calls and helped me get through alllll the paperwork and draw process of the 203k, from pre-start, to beyond finish line.

Then, 5 years later, I sold the home I bought 10 years ago and renovated with her 5 years ago, and doubled my money, and got 50k above asking price cause the house was way beyond a facelift renovation(repaired and replaced framing and floors and sills and more).

I called her back up in in 2021 and said, “you aren’t gonna believe this, but I’m gonna sell the house I renovated 5 years ago.” I said, “Joanne I’m selling my beautiful home and building my new home from scratch custom in sunny Florida!!”. Joanne, said wow cool, but I’m not licensed there … just MA … but I can help you find a good lender there… but maybe I could be licensed for FL…”

Yes, you heard that right, she is licensed in MA and now FL. How many people, much less how many lenders would get licensed in another state for you??!!!! She just ROCKS!!!

In full disclosure, this was during the big boom of 2021-2022 before interest rates went back up the highest they’ve been in like 40 years, and there were many customers that were moving to FL. 2020 through 2022 was like the great FL migration or something. I’m fully aware and cognizant getting licensed in an additional state was in her own best interest … BUT STILL … come on … I was amazed and overjoyed that I had someone whom EARNED my trust as a lender again. I knew she was gonna get it right and I didn’t have to worry or micromanage or any of that. How many times is buying/financing a home NOT something you worry about??

Anyhow, here I am now writing this from my sunny lakehouse on 80 acre natural lake with white picket fences in sunny Florida a few weeks after closing(omg moving sucks), and I’m … beyond overjoyed.

I would not have lived in dream home for 5 years without Joanne, and I would not be in my now FOREVER Home, if not for Joanne Mullaney and her team(Aleta was also awesome).

You don’t have to trust big companies … I never do. I trust in people, not companies. And you can trust Joanne.
