Avoid Holden Smith Law, especially the Manchester branch - a really awful level of service from the get go including being lied to by solicitors about work being done, only getting an answer when CC’ing the branch manager into emails and crucial information about the property missed from the documents. Being told everything was progressing well and then finding out through an estate agent that no work had been done on the case was simply unacceptable. Their app is a waste of time and does not give accurate and timely updates. They were not upfront about costs and details related to the purchase, making stressful process even more so. One positive in all of this was Rosette has been excellent, the rest of the Manchester branch team, a very poor service.

We have recently used Francesca Graham as conveyancer from Holden Smith to sell our house and buy another one.
She was amazing, so quick to respond, very thorough, going above and beyond. We also had experience of other conveyancers recently which didn't compare in the slightest!
We would recommend Francesca to anybody looking for speedy, thorough and friendly conveyancing service.

Everything went very smoothly with the sale of our flat, and Anna and Alex in the Horsforth office were very helpful.

Was recommended Zack McKinley-Baines of Holden Smith by our Mortgage Advisor when we were in the position to sell our house. Although process of selling our house took over 14 months with completion fine done recently, Zack and his team (including Leah, Jessica and Laura) were always on hand to support us especially when it came to help provide updates to our queries when requested. They also made time to be on call with us when needed.
The whole conveyancing process can be quite daunting to the consumer and so its nice to have people like Zack and his team for guidance and support. My only criticism is that the provided app could be of better use and in terms of regular updating for us, however no complaints from me when it comes to updates via emails and calls.

I dealt with both Luke and Steph and couldn't be happier with how my case was handled. Highly recommend.

We accepted a quote that was tailored for a company remortgage. After doing nothing on our case for over one month, Holden Smith told us the fees were increasing and they would not honour the original quote they provided. There were no changes to the initial terms and all the requested information we provided was correct.

We had reverted to a higher mortgage rate, so there was a direct cost to our company because of Holden Smith Smith’s actions. We since switched to another solicitor and will be filing a formal complaint.

Mine was a pretty complex case. However, thanks to the expertise and professionalism of the solicitor Alex Jones we got to the desired finale. Alex is an impeccable communicator, succinct and punctual, and a good problem solver. I was kept well-informed throughout the process and all my questions were answered.
