Outstanding Team, Life-Changing Experience!
From start to finish, HLE have been nothing short of incredible. I recently secured my first rent-to-serviced accommodation deal through them – and it’s only the beginning of many more to come!
Tej sourced my deal and absolutely nailed it, cherry-picking a prime location with high ROI potential. Despite my endless questions and regular chasing, he remained patient, professional, and true to his word. He walked me through every step of the process with clarity and confidence.
Once the deal was secured, Chloe took over staging and absolutely smashed it. The property looked stunning and gained a ton of attention within just the first two weeks. Unfortunately, the initial management agency, Arthur Grace, made the experience extremely frustrating. Their poor service and lack of attention meant the property didn’t profit as expected – an absolute nightmare!
However, HLE didn’t leave me stranded. They stood by me and found a new management company – Prim Stays – and I genuinely haven’t looked back. It’s been a complete 360-degree turnaround. The experience has been a breath of fresh air, and now I’m excited to see the returns roll in from secured bookings.
In short – HLE are an amazing team. I’ll be working and investing with them for the next 10 years without a doubt. Tej, Chloe, and the whole crew are top-notch professionals.
Avoid Arthur Grace like the plague!
Prim Stays – I won’t work with anyone else.

Do not get any properties from HLE! Absolutely terrible service and outcome. They mis sold us a property that they guaranteed a well looked after hands off investment property from there management team RRP and Arthur grace developements. Through out or whole 20 years of investing in property this has been the most disgusting experience & one that most importantly lost us a lot of money (over £20k). My property was completely neglected & in the furnishing process Rueban from Arthur grace developments had promised great returns if i went for the higher furnishing package but instead the outcome was the opposite & they completely neglected my property as a result. RRP had stated they dont want much to do with my property due to ‘condition that it is in’ and considering this is a hands off investment property this is not something anyone would hope for. HLE and there management team make false promises and promise you returns but you only end up seeing losses. They have no been help at all just all talk. There property is terrible, so many issues with the heathing and boiler leading to guests leaving & on top of that the management team just places them in another one of there property’s and leaves your aside. They open your confidential letters and leave them in public communal areas so that guests can find them too! After countless complaints to HLE they in the end did nothing to help us! They are definitely not a deal sourcing company we will ever be working with again! Disgusting experience & there property’s are terrible!

Property management companies are a crucial part of investing and we are deeply sorry that the management company Arthur Grace Developments did not provide you with the level of service expected.
We always provide our clients with 7 days to carry out their own due diligence on any management company and also the condition of the property.
During this time our team provide all clients with the contact details of the third party management companies, we advise to book in a call and also offer in person viewings for all clients.
We also want to highlight that we do not guarantee any results as outlined in our T&Cs however, we pledge to stand with our clients through any challenges with their investments to get the best possible results.
In relation to the heating and boiler, this would be the landlord’s responsibility and our team are unable to control or anticipate any issues such as heating and electrics.
We apologise that you were unhappy with the management company opening your letters, however it is their duty to deal with all mail correspondence on the properties they are managing.
Unfortunately Arthur Grace Developments is not an approved partner of High Living Estates however was a recommendation due to their track record available for us to assess.
This feedback is crucial to our team and we have now implemented a rigorous selection process with third party management companies.
We pride ourselves in providing the highest standards of service and take these maters extremely serious.
