Currently buying and selling
Updated review, following now much improved communication and signs of my issues being actively addressed. Currently buying and selling and was encouraged to use GBL by L&C mortgage broker. Next time will pay a bit more and use a local professional. Initial impressions were good with app and ease of being able to complete all my paperwork, I have been assigned a conveyancer but all communication is from ‘assistants’. Herein lies the problem as their stock response is “Kellie is reviewing…..” (even when I then discovered that Kellie was away for three weeks….then apparently “Kellie’s work is being covered by others”). Updates, when requested feel like platitudes and stock responses and I get told something completely different from what they tell my estate agent when she calls them or from what I’ve been told before.The app ‘process’ section led me to believe enquiries had been raised weeks ago but yesterday informed they have yet to be done. I now have a sale almost completely processed and a purchase still with loads to do. This surely wouldnt have happened if I’d been able to work with a local professional.
My only options are to phone for updates or submit a question via the app. Either way responses feel increasingly meaningless.

Poor communication, unnecessary delays!!!!
I would like to raise a concern regarding the communication I experienced with my conveyancer. Unfortunately, I found it very difficult to obtain timely updates, and I frequently had to chase for information. Reaching my conveyancer by phone proved almost impossible, and after many attempts, I only managed to speak with them once.
This lack of responsiveness made the process far more stressful than it needed to be, and I felt I had to push constantly to keep things moving. I hope this feedback will be taken constructively to improve communication for future clients.

Gordon Brown Conveyancing
Communication very poor throughout the sale of the house until right at the end when the sale was about to go through. The money from the sale was in the bank before we had seen the final bills for the solicitor and estate agent. These had to be requested.
It was stated by Gordon Brown that our bill and completion statement were issued to us on 13 March alongside our exchange letters, so the balance due on completion had already been provided. This correspondence was never received by us hence the need to to request the detail was requested.
An extra charge of £200 was made for selling under Power of Attorney as this it classes as a non standard sale and was never made clear to us in initial quotes supplied by the estate agent. Overall not ideal but sale did go through possibly faster than expected by the solicitor.

The Additional Charges Form relating to the Power of Attorney sale was provided to you on 14 January at the same time as the draft contract pack was issued to the buyers solicitors. You queried this at the time, and we explained the nature of the fee and that we were unable to comment on why Your Move had not included it in their original quotation. The form was signed on 15 January, so this was not an unexpected charge at completion.
Throughout the matter we maintained regular communication, including updates and correspondence with the other side’s solicitor. Only a small number of enquiries required your input, and these were dealt with promptly.
When key undertakings arose unexpectedly close to exchange, we took care to explain these clearly and ensure you were fully updated on both exchange and completion.
The matter completed in 13 weeks from instruction, which included the Christmas period—a timeframe that is quicker than typical conveyancing transactions.
On the day of completion, your completion letters were drafted; however, due to workload, they were issued the following working day. We appreciate this may have caused some frustration. It’s important to note that your bill and completion statement were issued to you on 13 March alongside your exchange letters, so the balance due on completion had already been provided.

Communicated effectively with me on behalf of my 87 year old mother who has Alzheimer’s. Rachel Middleton worked hard to achieve a successful outcome for my mother’s move into assisted living resulting her being able to move straight into her new apartment. I have just completed the conveyancing…
I have just completed the conveyancing for one of our properties, and Rachael Middleton handled the entire process with great professionalism and dedication. She managed every thing to the best of her ability, keeping things moving despite challenges along the way.
Unfortunately, the buyer’s solicitors were extremely slow, which caused significant delays and stretched the process out to seven months, an experience that was quite frustrating at times. Despite this, Rachael remained proactive and supportive throughout.
I would highly recommend Rachael as a professional, reliable, and reasonably priced solicitor. I will certainly be entrusting her with our next project.
