In 2025, I took out a lifetime mortgage through Age Partnership, with legal services provided by Equilaw Solicitors and the mortgage itself arranged with Aviva.

Ellis Handsborough at Age Partnership spent a considerable amount of time assisting me in setting up the equity release recommendation, which I accepted. The property valuation was arranged on my behalf and proceeded without difficulty.

During the valuation, the surveyor noted that there were plug-in solar panels installed on my flat roof. I explained that this was a DIY system, fully owned by me, with no third-party involvement, and that it was not connected to the national grid in the conventional sense.

Shortly afterwards, I received the usual welcome correspondence from Equilaw, followed by a more formal letter stating that a proof of ownership search would be required at additional cost. The wording indicated that if I did not agree, they would be unable to continue acting for me, which I found unexpected.

I responded in writing, providing full details of the solar system. I again made clear that there was no external ownership and that the system was not connected to the national grid, except insofar as the hybrid controller could draw electricity when solar generation was low. I also confirmed that I was the sole owner of the system. At that stage, I believed the matter had been resolved.

However, when I received the final invoice, I was surprised to see that the charge for the ownership search had still been applied, along with a fast-track payment fee. This left me with the impression that my explanation regarding the solar panels had not been accepted.

I contacted Equilaw to request that the charge be reviewed or credited, but this was declined. I then offered to settle the bill by card, but was informed that this was not possible. Instead, I was provided with bank details and required to make payment in person. As I do not use online banking, this meant taking a taxi to and from my bank in the city centre at the age of 86 in order to complete the payment—despite the inclusion of a fast-track payment charge.

I must say that I am less than impressed with the service I received from Equilaw. In my experience, companies that present themselves as supporting older customers do not always act in their best interests. In contrast, I have generally found mainstream providers—such as those in travel, motor, and insurance services—to be more straightforward and reasonable to deal with.

In this instance, I felt under pressure to proceed quickly and therefore paid the charges, albeit reluctantly. Since then, I have become aware that similar plug-in solar systems are now being made widely available to the general public through retailers such as Lidl, Amazon, and B&Q, typically at relatively modest cost. This raises further questions, in my view, as to whether an ownership search—and the associated charge—was necessary in my case.

My concerns regarding this matter are not yet resolved.
