I would fully endorse all the other five star reviews on Trustpilot. I was really impressed with the service, when you first deal with Emma she is very helpful. Unlike other surveys that I have had, Richard rings up and explains his findings in easy to understand language. As a direct result of his report which identified a number of current and future damp issues I therefore decided not to buy the flat and no doubt saved myself a lot of future expenses. It is of note that the estate agent who shall remain nameless did everything possible to try and persuade me not to use Edwin Lake. They were very keen for me to use their ‘recommended’ surveyor. I somewhat doubt that they would have been quite so comprehensive!

From the momement I made an enquiry for a survey, the communications from Emma was prompt, efficient and friendly. I had a level 3 survey and was told without any ambiguity of how much it would cost. The cost was very competitive having previously been given a much higher rate by another company. Richard did the survey and again his communications were excellent. Both his verbal and written reports were given in great depth and were clear and concise. I would certainly instruct Richard again and would highly recommend the company’s approach and professionalism.

I asked them to to do something quite specific that required adherence to a regulated process. They took their time and local expertise to do perform it . It was done very well . That is why you need to pay for professionalism .100% satisfied. Would recommend highly

The survey itself was conducted by Richard who was incredibly thorough - he rang us after the survey and spent about 30 minutes taking us through the main points and answering any questions. The survey document itself was incredibly detailed while also being very structured and easy to read. Richard and Emma were also happy to answer any questions in the weeks following the survey. Edwin Lake provided an excellent and reasonably priced house valuation. Richard turned up exactly on time and provided a detailed examination of the property. The report was turned around in a few days and was well detailed.

Brilliant experience from start to finish. Gaining info on pricing & booking the survey was super easy, efficient and professional through Emma. I opted for a Level 2 survey and valuation which was seamlessly organised through the estate agent minimising my input. Received a call from surveyor Richard directly after the survey which was really detailed and helpful in making buy/do not buy decision. As part of the process, Richard negotiated the acquisition of relevant documents (structural engineer report) with the sellers enabling me to have all the facts and make an informed decision. The report itself was very comprehensive but easy to follow (I have no specialist building knowledge) and had summary sections detailing the main points. Following the survey report Richard was always available to answer follow up points and questions. 1000% will be using Edwin Lake in the future.

We recently arranged for Richard Lake to carry out a specific defect inspection in our home. There were damp issues and we wanted to identify the cause and get some advice about the best way to alleviate the problem. Whilst he was here he carried out a thorough inspection, he was able to explain the cause and suggest several ways we could improve matters.
Shortly afterwards, we received a detailed and helpful written report. Richard is knowledgeable and experienced. Should we need a surveyor in the future we would certainly request to see him again.

My wife and I chose Edwin Lake from the positive reviews on an internet search. You never know if you have chosen well however as soon as we spoke to Emma we had a feel from her attitude and knowledge that we may have hit gold and we surely did.
Emma is so efficient and helpful and the survey by Richard was exactly the same, both went the extra mile.
We had confidence that they had missed nothing however there was no exaggeration. Richard rang while he was doing the survey with an update and to check if his findings highlighted any concerns that he could investigate while he was there.
The written report was comprehensive but easy to read and understand.
If you need a house survey, in our opinion, Edwin Lake is the one to have.

Richard performed a Level 3 survey for me on a Victorian terraced house in Bristol for a reasonable price. The communication from Richard and Emma was fantastic throughout. They were very happy to answer any questions I had and make note of specific concerns, so I knew the survey was in safe hands from the start. Richard provided me with an hour and a half phone call to discuss what he had found shortly after he performed the survey, which was incredibly useful, and I received the full report a week later. The report was detailed and thorough, and included cost recommendations and photos. I would wholeheartedly recommend Richard and Emma. Should I need another survey in the future, I will go straight back to them!

Really thorough survey, and good service from the whole team. The surveyor spoke to us at length about what was in the survey and was able to answer lots of questions, as well as take into account some of our long term plans for the property while they were doing the survey so they could feed back on things directly.

This is a very detailed report. I will probably use them again in future house purchases.

Edwin Lake Surveyors, were professional, helpful and incredibly informative. It was easy to arrange a survey, they even help recommend based on the property. Once the survey was completed, Richard phoned us to discuss the findings & in the next couple of days send over the report. I was very impressed with this due to it being so close to Christmas. The report was invaluable and incredible detailed. It helped us renegotiate our purchase price and assess work needed. I would recommend them to anyone & would use them again the future.
