I found Edwin Lake via recommendations on a local Facebook Group. I was not disappointed. Amazing service and great communication from the start.
I had a Level 2 Survey and as a First Time Buyer who didn’t really know what they were doing, I really appreciated that time was taken to ring and talk me through the survey after it had been completed that day. The full report followed shortly after and it was very clear and comprehensive. The section specifically for the solicitors
came in handy.
I would highly recommend Edwin Lake, and would definitely use again if I ever moved.

I recently used Edwin Lake to carry out a survey on a property I was purchasing . In the end I didn't go ahead with the purchase due to many complications and the process was also made tricky including access for survey because of the vendors .
It was a challenging time for me but I am very grateful that I had chosen Richard and Emma for the survey. They were extremely knowledgeable, efficient and professional whilst being very supportive as well as generous with their advice and time . The survey was carried out very thoroughly and with great detail .I will definitely be using them ,hopefully in the not to distant future when I find another property and wouldn't hesitate too recommend them to friends and family . Emma was extremely helpful from the moment I made contact. As a first time buyer I found it quite confusing however Emma explained everything in detail and made sure I understood the process and what was involved.
When Richard was at the property completing the survey, he called me to talk me through his findings and explain in detail what would be on the report and why. He was extremely thorough, honest and helpful. I received the report within 10 working days.

My first contact was a lady called Emma, she was so helpful and really lovely to speak to on the phone, she arranged my survey, Richard was delightful. He phoned me on the day of the survey, he talked me through step-by-step so I understood everything he was telling me, the survey report he wrote was excellent, could understand everything on it and explained very well, thank you so much for everything you helped me with.

Thanks to both Richard and Emma for making the survey process so easy! After calling to arrange an L2 report at a busy time of year Emma managed to find a spare timeslot that sped the process up. Richard took the trouble to call on the same day as visiting the property to report his findings and areas of note, before following up with the full report within a week. The report itself was very thorough and easy to understand and included helpful photos of some features highlighted in the text. We would happily recommend Edwin Lake!
