The clean facilities and the quick feedback from the on-site manager made the experience great.

Cloudkitchens operations within the kitchen and the management teams are willing to work with you if you are honest, respectful, and willing to work with the facility.

We came from corporate restaurant experience and needed out!! Since then we have been with CloudKitchens with our own successful business. We have a perfectly sized spot and have learned how to succeed on the apps and catering platforms.
Hi, my name is Fuad Maharramov, owner of the Seabay LLC, operator at Cloudkitchens at 1033 W Glebe Rd, Alexandria. I would like to say thanks to Melissa and all team! Absolutely outstanding experience! From the very beginning, the team was professional, responsive, and genuinely cared about customer satisfaction. The quality of service exceeded my expectations, and everything was handled quickly and smoothly.
What impressed me the most was their honesty, communication, and attention to detail. It is rare nowadays to find a company that truly values its customers the way they do.
I highly recommend this company to anyone looking for reliability, professionalism, and excellent customer service. I will definitely continue working with them in the future. Thank you for such an amazing experience!
Jorge was lovely to work with and made it super easy with everything. Would recommend working with them.
Call kitchen offers an affordable opportunity for potential restaurant operators to open a business. If the operator is able to figure out the model and how to make it work, Cloudkitchens has great infrastructure and back end to be able to assist with the growth of your company.
Given all the negative press from this company, it came probably from the people who expected the restaurant space to be extremely easy.
One of the biggest challenges I’ve faced in this business and something I constantly hear from other kitchen operators is the high cost of rent. Rent is fixed and predictable, but sales aren’t, which makes it especially tough to manage. That’s probably my biggest issue, aside from the smaller day-to-day challenges of running a cloud kitchen.
A brick-and-mortar requires a much larger upfront investment, but it can be worth it. You have more control over your operations and the opportunity to connect directly with customers. If I had to start over, that likely would have been my first choice.
In Detroit, I don’t think this is the right concept. It does not work. I was running Cloud Kitchen for one year and I lost over 100,000. I was getting 2 to 3 orders a day. It’s very hard to market your place. They don’t even let you put a sign in out front and the sign they let you put a front. It’s very small sign and they charge for everything.. and it’s pretty difficult to work with Cloud Kitchen team
As founder of India’s Flavour, we started our journey with a simple goal — to provide freshly cooked Indian homestyle meals to students, professionals, and families who miss home food in Toronto.
Working out of CloudKitchens has been a great experience for us as a growing food brand. The infrastructure, hygiene standards, and delivery-focused setup make it much easier for small food businesses like ours to operate efficiently and focus on what matters most — cooking good food for our customers.
The team has been supportive and responsive whenever we needed assistance, and the facility is well maintained and professionally managed.
For food entrepreneurs who want to scale a delivery-focused concept without the heavy investment of a traditional restaurant, CloudKitchens provides a very practical and efficient platform.
We’re grateful to be part of the ecosystem and look forward to growing further.
My mother runs her business from a Cloud Kitchen and has had nothing but great things to say about her experience. Highly recommended
Everything about this situationship is awful
They purposely mislead you and leave out details. They hide stipulations in the the contract.
They tell you're gonna have x kitchen but when you arrive they give you y kitchen that doesn't fit your equipment that you planned to use.
Ohhhh and they don't tell you it's required to use Otter for everything which is one of the worst financial platforms ever. Absolutely trash.
They continually shut off our channels so we miss orders...they force us to pay a processing fee that we basically get nothing for because their tech is always broken.
I've spent hours trying to fix IT issues.
The contract states that any improvements in the space have to be completed by CK but when you request quotes or things to be installed on your walls they ignore you.
Oh and don't forget the absolute ridiculous amount you have to pay for any extra shelves
Oh and have we talked about cleanliness? The facilities are barely cleaned to my standards. Half the time there's not toilet paper in the bathroom. The hand wash sink in the hall has been out of paper towels for at least 2 weeks.
Oh and the bait and switch tactics is the sales people is wonderful
I can't wait until my agreement is up..don't forget to turn in your notice asap because if you miss a deadline they'll Auto renew you into a longer lease
I have nothing positive to say about CK OR Otter. Oh and they can't delete this or block me like they did on Facebook..that should tell you everything you need to know right there
Stay away from them when it comes to doing work for them. They keep promising to pay their bill and they never do.
I am writing this as a warning to every passionate chef and restaurant owner considering CloudKitchens. Do not be seduced by their sales pitch. My experience with their Lawndale (Picnic) facility has been a catastrophic operational and contractual nightmare that feels less like a partnership and more like a predatory trap designed for small businesses to fail.
Breach of Contract from Day One
The most glaring issue is that we are not operating in the kitchen we signed a contract for. Our agreement was for a specific unit, with plans for our equipment approved. On move-in day, we discovered our equipment wouldn't fit. Their "solution" was to unilaterally move us to another kitchen—a space for which we have never signed a contract or an addendum. The very foundation of our legal agreement is a sham.
A Cascade of Gross Negligence
This initial breach triggered a chain reaction of incompetence that has actively damaged my business:
Lost Revenue on Launch Day: In our opening week, their own delivery robot operators cancelled our first live orders. Their internal systems still had us listed in the original kitchen. Their mistake cost us our initial sales and, more importantly, damaged our reputation with our very first customers.
Negligent Installation & Threats: The contract strictly forbids us from performing any installations. Yet, after their own team installed our equipment in the new, undocumented kitchen, they informed us months later that a charbroiler they installed is non-compliant. Their solution? Threaten to terminate our agreement and lock us out if we don't replace it at our own expense.
Bad-Faith Tactics and Lies
When we presented them with the irrefutable evidence of their own negligent installation, their response was to falsely claim that we had "confirmed" replacing the unit months ago. This is a demonstrable lie, and we have the communications to prove it. Their business model appears to be: create a problem through incompetence, then bully and lie to the client to force them to pay for the fix.
The Legal Traps You MUST Understand
The "License" vs. "Lease" Deception: Their contract is intentionally written as a "license agreement" to strip you of the robust tenant protections offered under California law. This gives them immense power over you.
The Personal Guaranty: They force you to sign a personal guaranty. This means when their operational failures inevitably cause your business to bleed money, they are legally positioned to come after not just your company's assets, but your personal savings, your home, and your future.
The "No Exit" Clause: Buried in their terms is an acceleration clause. It states that if you decide to end the agreement early for any reason, you are immediately responsible for all monthly license fees remaining on your entire term. There is no option for a clean exit. Once you sign, you are trapped for the full duration, regardless of their operational failures.
Conclusion: This is a Business-Killing Machine. Stay Away.
CloudKitchens markets itself as a solution but operates as an obstacle. The constant operational failures, the complete lack of accountability, the bad-faith legal tactics, and the predatory contract create an environment where success is virtually impossible.
It feels like a system designed to lock you into a high-fee agreement, wear you down with problems, and then seize your deposit and hold you personally liable when you inevitably fail. My advice to any entrepreneur considering this path is simple: STAY AWAY. This is not a partnership; it's a trap.
WE SIT HERE FOR AN HOUR , WITH OR DRINKS, after 70 min still no food. And we order pancakes , and bread with salmon. Still nothing. I was here with 4 childeren, never again
I worked at CloudKitchens (City Storage Systems), worst place, they deceived me and led me to resign from a stable job I had where I was happy, they (the recruiters and my boss, an IT woman) promised heaven but it was hell, they fired me in 1 month despite my 5-star performance, despite my excellent responsibility and despite I was always respectful, nice and wanting to build team, my IT boss (a woman) and a subordinate slandered me and spread false rumors about me. They did everything possible to trash my honor and good name, besides deceiving me to resign from a stable job. It wasn't short of labor harassment, it WAS labor harassment. Period. Second worst experience in my life. Never work at CloudKitchens and never buy anything from them. Stay as far away as possible. No wonder why 90% of the customers are angry and leave.
I have worked in the restaurant industry for over 30 years. Primarily operating dine-in restaurant. Recently decided to try something different by focusing solely on takeout and
catering services .to my surprise it has been successful transaction operating catering business is quite different from running a dine-in restaurant on key advantage is that you don't deal with customer directly or face the high cost overhead. Costs associated with opening and delivery based restaurant cloud kitchen provide all the infrastructure and support you need making it possible to start your business within a maximum of two months i am genuinely happy that I chose this route and grateful to the cloud kitchen model for simplifying the process for entrepreneurs like my self thank you cloud kitchen to make this possible Didar persian cuisine

First of all Peter screw you, promised us we would get help and everything as soon as we signed it was gone. No messages nothing, we were left to the manager who does absolutely nothing but gossip with the food runners. Nobody helps us, won’t even lower our rent. We went down the street to another for half the price and actual communication.
Be very aware of the consequences of dealing with this company before you sign a deal. I really do believe their business model is to sign you to a contract, hope you leave in 3-6 months, start collections efforts, then re-lease your space to the next person. Rinse and repeat. This allows them to have 2-3 tenants in one space per year. It is possible to make money, but the success rate of any restaurant at South End Eats is less than 20% Think about that before you sign that contract. More than 80% of the restaurants fail. Don't let them trick you into thinking the rent is cheap. They have small print in the small print. They word the contract is a way that is deceptive and misleading. Here's the worst part. Everything I just typed is only a small part of the issues at this place. DON'T THINK YOU WILL BE DIFFERENT. Read the warnings. Every single review is 1 star. Unless you have an established brand and need a temporary space, stay with your day job. It's just not worth the headache and financial hit.
