Bulkestate Omdömen 

For me, Bulkestate is a way to diversify my portfolio. Some platforms offer real estate investments, but I like Bulkestate most as they choose nice properties.

I like the platform, but some repayments of my investments are late. There have been a few changes in the platform, they changed the forum where investors could speak directly to the support.
Have sent few emails, the answers are timely and helpful, but would like the forum back.

I’ve been on the platform for a few years now, and I really like the offered projects.
There has been a bit of struggle with repayments in the last year or so, which wasn’t communicated much with investors in the beginning, but they have already resolved many delayed loans at the moment and I have received my investments with promised interest and with a bonus fee for the hold up...
All in all, it is a good platform to make investment, they provide good return.

As even the refunded projects are not reimbursed (stage III fully funded, stage II not repaid) it seems to look more and more like a pyramid scheme or at least they are using the proceeds for other purposes than they promise. Thus I would recommend to stay away. Personal experience: Remines Street III in Riga is completely funded simnce a couple of weeks withut repayment of Remines Street II.

Investments never repaid in time, always get postponed for various reasons. Only one out of 6 investments have been fully repaid after a long delay.

Speaking of delays, I requested a withdrawal 8 days ago. They promised to process the transaction in up to 3 days and my money still hasn’t seen the light of day. I’m starting to wonder if I’ll ever see my money again.

To make matters worse, transparency has now taken a big blow with them closing down the forums that allowed users to interact with each other. That was one shady move IMO.

1+ year delays in repayment. Poor communication - even when it does happen its the same story, nothing new.

Update : stay away from this company. There is no communicaiton form the company for over 6 months now. FULL SCAM!!!

Update 15/11/2023 - These guys are absolute scamsters. Hard to understand how they are legally still running a business. Due to delays and no sight of replayment had to for for a direct exit option which meant I would loose 20%. Now its more than a month and I am still waiting for my money to get credited to my account. No response, even after multiple emails.

Not trustworthy anymore

Loans get extended without comment, notice or opportunity to get out of the investment.
Their community manager last replied a few months ago.
Money invested in Bulkestate seems to be trapped indefinitely.
Conclusion: Ultra high risk investment (you probably won´t see your money again) with - in the current climate of rising interests - no good upside.
I would advise you stay away for now.

Bulkestate is a scam!
They are suddenly increasing investment time by 1 year trapping our money. They are NOT paying revenue and anyway showing debt status as "current". After increase debt time they are NOT changing revenue value so effectively they are decreasing revenue percentage!

Ich habe vor 8 Tagen 50 EURO auf das Konto von Bulkestate eingezahlt. Nach Bestätigung von Revolut ist das Geld bereits vor 6 Tagen bei Bulkestate eingetroffen. Trotz dreimaliger Nachfrage per Mail ist das Geld anscheinend "noch" nicht eingegangen. Außer einer Standard-Antwort mit dem Hinweis, dass ich benachrichtigt werde, wenn etwas meinem Konto gutgeschrieben wird, habe ich trotz mehrfacher Nachfragen nichts von Bulkestate gehört. Ich habe die Revolut-Überweisungsbestätigung bereits per Mail geschickt. Jetzt fühle ich mich hilflos und möchte anderen die Erfahrung ersparen. Auf mich wirkt die Firma hochgradig unseriös.

Nachtrag:
Wie durch ein Wunder wurde kurz nach dieser Bewertung und einem Post auf linkedin am Tag 9 das Geld gutgeschrieben und postwendend investiert. Bravo. Plus ein Stern. Mal sehen, wie es weitergeht...

one project paying monthly, 3 overdue and prolonged for a year without any prior notification. all that i can deal with. today the site is not reachable over browser, desktop. what really concerns me is that over chrome on android it says "bulkestate.com" ist abgelaufen (expired) und wird kostenlos von godaddy.com geparkt

Update. 13 hours later things work again. i would really like to know why my android smartbox with chrome and internal browser said domain has expired and can be bought at godaddy.com 13 hours later i just refreshed both sites all as ususal again. at the moment i would give 3 stars. in 2 months i will know more and in 1 year even more

It was one of the first platforms and in the beginning it was excellent.
Since a year ago communication start to decline. Yes everybody suffer from Covid, high inflation and lack of workers but Bulkestate biggest issue is communication. It almost 0. Yes, they open forum but messages send there from Bulkestate are just words and promises, no facts or documents at all. There are several projects with overdue repayments and no communication or official documents signed for refinancing etc. no more investments here

Loan repayment date was 03 September 2021 - haven't got any money. Comms happen rarely and don't indicate at all for getting money back.

Hurra, der Bulkestate Autoinvest Roboter hat zweimal für mich gecrowdet und es hat beide Male funktioniert. Senioren wie ich sind nur zu Hause am WLAN-Router online, ein Internet-Glashandy führe ich nicht. Vormittags bin ich auf Arbeit und nicht zu Hause. Da hat mir der Autoinvest Roboter zweimal ein Investment verschafft.

- Up to now the repayments are not separated into interest and principal in the download area. The titel in the downloaded file is misleading.
- It's not easy to find out what principal is still left.
+ Communication is done within the platform, not in other channels or social media. So it's visible for all.

Would be good more functional user interface - to sort projects per criteria (investment amount, interest, time, funded, remaining, late, collateral - type, value. Etc.

It was working ok before, but starting from this year all repayments are overdue. I am worried about the money invested.
The website is working very badly, not loading properly, takes ages to refresh the page.
Poor communication.
Poor analysis of the projects, not easy to see what you earned from each project.

Convenient way to invest in real estate backed loans.

Interest rates for these projects are very OK (12 to 14%)comparing with other plattforms like estateguru.

The number of projects is very poor - on average one per month or so. When a project falls, there is little communication or information. In the case of a few failed projects, the loan amount was recovered. Some are still open, although the repayment date would have been in 2020

It should be easier to know how much money I have made or lost in each project and in total.
