We have been coming to Orange beach and staying at the Phoenix for years, this year we stayed at Phoenix I and it was the worse we have ever had. The place was not clean, the floors were dirty. Phoenix I is so old and out dated to compared to the other ones we have stayed at. The owners need to get together on having this building and facility updated. Paying for parking in your own location?? What is happening to Orange Beach/Gulf Shores you guys are starting to get so picky like a big city.

The condo (Phoenix East 2, condo 2002) we have rented for four years has a great location and beautiful deck furniture but has a lot to be desired! Refrigerator works but is a huge eyesore as it is covered with rust spots. Burners on the stove are not level, which leads all food to slide to one side of the pan. Window binds do not work - so no privacy from the outdoor pool which is approximately 40 feet from our living room. Rug under coffee table is so dirty that it smells. Dishes and glasses are a hodgepodge of this and that - one glass and several mugs. Chair and couch old and dirty as well. Condo probably has not been updated for at least 15 years!

My recent stay was at Island Winds East Gulf Shore unit #405 this unit was subpar in my opinion. Many issues: TV main room loosing signal all night, TV in bedroom did not work, furniture in unit was junky old and some broke, lack of silverware, glasses, knives, no black out drape in bedroom it faced outside hall where it was all lit up, exposed wire on light fixture in dining room and mattress on bed was not comfortable. We have stayed in many condos over the years but this one has to be the all time low.

We booked a condo for 4 nights ( #904 @ Phoenix East). According to the website, check in is after 3pm during our dates. So we arrive at 2:30, hoping for an early check in seeing that we have 2 small children and it is nap time. No luck, was told they might get to it in the next hour or so. So here we are, sitting in the car waiting until they decide to call. Apparently we were supposed to have been notified by email that they are experiencing high volumes and a later check in can be expected, but never received such. So what recourse do you have, you ask. Nothing, but talk to the front desk (says BR reservations). They might knock of the cleaning fee or something. Yes its fall break, but the parking area is not even half full, where are the "large numbers" they are talking about?

We stayed in Phoenix X, unit 117 September 23 through 26 2021. The unit was on the end of the 1st floor which is very desirable location. The pool and outdoor grilling area were very nice. As far as the unit, it was tired and needs updating. The sofas were stained and dirty, garbage disposal didn't work, light bulbs need replacing over sink, under microwave and in oven, no sharp knives, no pot holders/hot pads, no spatula. The dryer did not work due to a clogged exhaust line. The counter staff did not know where we should put our trash, we found it within 20 feet of their desk. The counter staff and the security guards gave conflicting reports on the smoking location.

We stayed this past week at the Phoenix III, which was nice. Went to do some laundry on Wednesday evening after being on the beach ALL DAY long, went to open the bi-fold doors where the washer and dryer were and one of the doors fell off of the hinges hitting me on the head. After getting my husband to try and put the door back where it belonged, we got to looking and the bottom portion of the door was missing and we found parts laying on the hot water heater. I immediately went and told the front desk, which their responds was nothing at all. Ran into the maintenance guy in the elevator the next day and advised him of this. His responds was, I have seen before where they were pulled completely out of the wall. This tells me that you all really don't care about your condo's or you would try to fix the problem, not put a band aid on it.

I'm sure that this will get the same respond as the other reviews have, so I'm not expecting a response from you, but thought you might want to know, cause it could be a small child next time. If your going to have rental property you need to take care of your customers, because words speak very loud in my opinion.

Phoenix VII 708 very very disappointed. First very outdated, second faucet in master bathroom about to fall off, third stove light came on and off without anyone doing it, fourth shower curtain had mold, fifth bathroom had light burned out, sixth door that should have been locked was not and kept blowing open when trying to leave, seventh the dryer took forever to dry even after emptying vent, I could go on!! We have been coming here for the past few years and it’s not getting any better. The final straw three nights in a row the smell of marijuana!!! We had little kids and could not even sit on the balcony and enjoy the evening. This is a smoke free environment how can you allow this!! Additionally two elevators down and wait time ridiculous! Brett take some time to update units and not allow visitors or residents to smoke! I will not refer anyone in the future to your properties!

I’ve stayed at Phoenix West II NO issues the stay was perfect no complaints but this one Phoenix West is so disappointing,I will not be staying here again. For one the cell service is horrible and it’s just little things but for what you are charged there shouldn’t be any little things …. like no broom,lock on patio door broke , shower curtain in one of the bathrooms doesn’t slide easy because it’s on a steel rod and the curtains hangers are to small , the TV the picture is horrible it’s blue . Like I said comparing apples to orange this Condo is is kumquat

I rented a Condo at the Phoenix 6 July 19-23 2021 Condo 1204 The condo was very outdated . The stove burners didn’t work well and the master bathroom toilet looks like it needs to be replaced . The couches had sand in them like they weren’t vacuumed very well . The whole place needs a paint job we were very disappointed for the money that we spent . The beds very uncomfortable the mattress were hard in both master bed and guest bedroom . We would not recommend this condo and we won’t be back :(

Concerning Unit 310 I do have several complaints (And really I am not a complainer) But after a long enjoy full day at the beach we had to come back to the condo with the drain in the 2nd bedroom bath tub and sink not draining correctly and the washer and dryer not working. We had 10 dirty beach towels along with all of our bath towels and cloths that can't be washed and dried. I specifically asked if there was a washer and dryer with the intention of them working. I reported it to the front desk and the desk clerk was very nice and made a note of it. We were told later in the day that the wash and dryer would have to be pulled out and worked on and it probably would not be this weekend. WE were also informed that you all along with the owner Knew the Dryer was not working and still you rented this unit out. SHAME ON YOU and I am not at all satisfied. I am writing this complaint to you with intention on something getting done for the next tenant. It has made our trip very inconvenient and I will definitely not recommend this location. Also, it seems like you could supply the unit with a broom and a mop so that it can be kept up while being occupied.

We arrived in Orange Beach on Monday, July 5. Always been very pleased with condos in Phoenix VI.. this year was a major disappointment. (Our 3rd year here). Walked in, the condo was tiny, no resemblance to the condo advertised. The main bathroom sink didn’t drain, ceilings were low in bathrooms with no attached shower head only a mobile shower head. Floors had not been cleaned, patio had not been swept chairs were scattered. Paid 2,600 for this disappointing condo..3 days without parking spaces. We r older had to park away from the condo and walk from the tennis court. Cost is not in line with what we had.. will probably stay elsewhere unless condos are advertised as they r and priced accordingly. Actually think some compensation would be appropriate.. hate to leave with such a bad taste in our mouth.

First time visiting Gulf Shores in 13 years and Phoenix property. Disappointment with Phoenix V Unit 711 is an understatement. This building is completely run down. Elevator wait time is no less than 20 minutes. Good luck to get on one that works! On to unit 711-the unit was filthy and in need of renovation work. Problem #1-the sofa was dirty and sofa bed contained a dirty mattress pad. When I removed the cushions, every type of food particle fell onto the bed. Problem #2-the dishes in the cabinet were DIRTY. They contained greasy finger prints and remaining traces of food. The same for the utensils and pans. Problem #3-the door handle broke and would not allow the door to properly close OR lock. Problem #4-the dishwasher would not close or lock, which means you can't get it to come on to cycle through the wash. I was able to get it to power on by HOLDING the door shut and then water spilled over the top as it washed through the cycle. Yes, all of these things were reported to the desk attendant and someone was sent to try to remedy the problem. However, the point of this review is this is a vacation. You are supposed to enjoy the time spent away from home. This was anything but enjoyable staying at this property and unit. Here's a suggestion-take some of the money made from people on this horrible unit and renovate it a bit. In my opinion, if you want a nice vacation, go elsewhere!

Pelican Pointe #1404. Check in was at 4:00, but our condo wasn't ready. She called 2 hours later to tell us we could go in. I'm sure if we checked out late we would have been charged for another night. The carpet was nasty. The balcony was big and nice, but the cushions were nasty. The place mats on the table were nasty and needed to be thrown out. The condo is very outdated and the furnishings are nasty and need to be replace. I would definitely not stay there again. The staff at the office was not very nice about the delay in checking in.

I was very disappointed with Phoenix West All Suites- Thursday-Monday-pool was always closed- said closed for maintenance but when you questioned they always said due to lightning- while every other pool inthe area was open they still remained closed until everyone complained- one elevator was always broken- hard to stay on the 9th floor with only one elevator working. Sad that you spend over $3000.00 for a family vacation and have hardly any pool access for your family

My family recently stayed at Phoenix West II, unit 1409 and I have to say that I cannot recommend staying at this unit. The unit was decorated nicely, however, the furniture is worn out. When sitting, you sink all the way down to the frame. The mattresses in the guest rooms are worn out. The bedroom with the 2 queen beds was the worst. One bed was so bad it felt as if the mattress was broken. I did mention it to the front desk and they sent maintenance up to "fix" it. He did make an adjustment to the frame, but that was not the problem. Considering the price you pay to stay, you should not be faced with worn out furniture and bedding. I give this unit a 0 rating!!!

I’ve used Brett Robinson rentals for 30 years and always had a great experience. This time I stayed in Pheonix V. I was informed they have a new HOA and parking was not included in the price for rental. I rented a three bedroom and had to pay my own parking .. meaning I had to pay $105 extra dollars for three parking spaces. The inside and outside needs better cleaning and maintenance. I was told pheonix V is the only condo under this new management but this will be the last time I will use Brett Robinson.

Stayed in Phoenix VII, unit 7 71001 on June 3 - June 7, 2021. There were 4 adults, 3 children (12yr, 13 yr & 14 yr). My main concern in writing this is the condition of the condo we rented. While it was adequate sleeping the required number of people in our party & the beds (2 kings & 2 queens, pull out couch) were comfortable. Maintenance issues include:
Master shower- mold above the shower head
Patio- furniture needs replacement; rusted legs on chairs & table. (Grandson cut his foot on one of the rusted chair legs)
Inside furniture in dire need of replacing.
Appliances were adequate, we didn’t cook inside.
Condo interior needs updating & some remodeling & refurbishing. Bathrooms are very, very small. 2 bathroom are really enough with 2 ½ teenagers, 2 women adults & 2 men, especially when you can not fit more than one at a time in a bathroom. Master bed faces parking lot. None of the bedrooms face the beach.
All in all, I think we will look for another unit on the next get away.

Came to stay for a weekend and to propose to my woman which was the only good part about our stay. The staffing is like a bunch of poorly trained rental cops that don't even know their own rules. It say's once you arrive you will receive a parking pass 1 for a 8 sleeper and 2 for 11 sleeper. When you get there you do not receive one nor do you even know where the office is located. Which is located on the back side of the islands wind east building. Before knowing this the rental cop wrote a ticket for not having the parking pass. Went to get it and they made us pay 30$ for the initial pass that was supposed to be free. The ticket will not be paid. Then the second day there I'm out on the balcony with the door closed and get threatened a fine if I smoke. I then had a overlook of the rules and guidelines of the paper on the fridge. It clearly say's no smoking allowed inside of the properties, "if smoking make sure to close the balcony door" so that no signs of smoke are inside the premises. The last day we checked out and went shopping for souvenirs. Only a hour had passed and my fiance realized she had left her makeup box underneath the bathroom sink. Easily over 200$ worth value, so we went straight to the office and talked with the rudest staff. Mrs. Piggy tells us that we could either wait until 5-6p.m for it to be put in the lost and found, or we could pay to have it shipped home which is a 4 and a half hour drive. She refused to get some much needed exercise by walking us back to the room, to be the generous/right thing to do and retrieve our belongings for us. Instead I had to go back and go inside myself to get our own belongings back. Pretty sure Mrs.Piggy had intentions on getting free makeup. This will be a place checked off on for never staying again.

First of all we have rented from BR for almost 13yrs. We have always been offered promo codes or coupons. Well not this time. They charged everybody 100% rental, and booked the whole building at 100% capacity. Phoenix West is entirely too big of a building to only have 4 elevators. To make things worse, only 3 are working and made wait times for elevators up to 30 min. This is a joke. Hot tubs were repeatedly shut down for “maintenance”. As soon as we arrived we had to call for a cleaning crew to come back and clean up food from the tables and mop floors from the mess that was left from previous visitors. There isn’t enough chairs at the pool for 100% occupants. Overall this trip has been more of an inconvenience than a vacation. We won’t be back here and most likely won’t rent from BR again. $5500+ for a weeks stay doesn’t set well with me right now when obviously BR wasn’t prepared for the number of people here. This is June. Not January. They should’ve been prepared to accommodate the crowd that they knew was coming. Should’ve offered something for the inconveniences that we had to face.

My husband and I celebrated our 29th anniversary earlier this month, and were thrilled to be able to return to Orange Beach! We missed it so much last year!
We stayed at the Phoenix VI, and I’m sorry to say that the condo left much to be desired! The location was great, views from the condo were beautiful, it was peaceful, and the parking was very handy. With that being said, the negatives far out-weighed the positives! The condo was simply dirty! The floors were filthy, cabinets and drawers in the kitchen had food crumbs and pieces left over from previous guests, apparently more than a few visits! We put silverware, coffee cups, etc into the dishwasher to clean them, and did not put them back in the drawers & cabinets, because I didn’t want to clean those on our vacation! We bought plastic cups and paper plates to use instead of using those in the condo. The coffee maker and toaster had residue & crumbs from previous uses.
There were extra blankets on the closet shelves, but when we got them out to use, there was an odor and it appeared they had not been washed after the last visitors used them. I wore white footies to keep from walking barefoot on the floors, and after just an hour of walking around in the condo, the bottoms were filthy - I have a picture of those! The next day I bought a pair of flip-flops to wear in the condo only (nowhere else) and before I could put them in my closet at home, I had to scrape the bottoms and then scrub them. Have pictures of the crap that came off of the bottoms!
We are long-time customers of Brett Robinson, having preferred to stay in the Phoenix condos through the years. The last time we stayed in a Phoenix condo, which was in 2019, the cleanliness of the unit left a little to be desired, but we really thought it was a fluke occurrence. However, based upon our experience this time, we will most likely choose someplace else! Very disappointed!!
