I have been on blend for about a year but only took the plunge to place money with them about 7 months ago. One of my lends which was for around 19 or so months which fully paid out pro-rata after 6 months. That was 9% of interest for 6 months. Better than any bank and I received my original sum and interest instantly. The lending process is simple and the information and documents about the development are thorough, and your money is secured against the development/property that your lending for with full RICS valuations and expected valuations at completion end. Yes its not FCA backed, but it's backed by bricks and mortar and the developers have already stumped up a significant amount of their own money in most cases, so you have some security their. If your happy to lend to others and are prepared for a little more risk than a bank savings account then definitely take the plunge, this is a great company to be lending through and earning interest that's better than any bank or even many stock funds.
Blend are a very good company that are transparent and as good as it gets for this level of investment.

We worked with Blend Network as an SME developer for a HMO conversion project. It was a fantastic experience working with the team, from reviewing the project, obtaining funding and working together during the project.

There is a personal touch you receive working with Blend that I feel isn't possible with many other lenders. This alongside their funding model sets Blend apart from others.

I'll be looking forward to joining Blend as a lender at some point in the future as well - their service was that good.

Pros
- it seems that projects are carefully selected, so I did not experience neither default nor delays up to now---roughly one year with the platform. Still, let us see how the development projects react to Brexit...
- the management is very keen to listen to investors. I got a call from the CEO (it was a nice call) after I delivered a not flattering review (but not a bad one either). Let's us see if actions follow.

Cons
- only automatic investment are allowed, and to do so, you need to have a budget available. When your budget goes to zero, you go back to the investment queue. And, if people above you in the queue decide to invest heavily, or the available loan opportunity is small in value, your chances of investing are pretty slim...so you are forced to keep the money on the platform.

Suggestions
It would be nice if the amount to be invested is capped---especially loans requiring small amounts---, so that people down the investment queue get a chance to get invested or, even better, if the auto-invest mechanism (if set ON) invests proportionally to what is your available budget up to the set max.

Great Investment, repaid early

Amazing platform, very user friendly. Even more importantly great first class property financing opportunities fully secured with first charge on the property with amazing return around 10% per annum. All loans refunded on time so far. Just had one of them refunded earlier this week! David

Slick platform for p2p property lending, excellent due diligence and risk mitigation, have had several loans repaid, some early, no defaults or issues to date. Have moved onto their autolend feature to save time now that I trust their risk assessment. Currently have 14 outstanding loans so the risk is well spread.

All loans have been paid back on-time

Excellent offering, careful selection of projects, no delayed payments, good communication.

Generally good with an easy to use web-site. I have not been an investor for long enough to assess their ability to pick loans and to pursue recoveries if they go bad.

just a quick word about B.Lend; i have invested through many P2P lending platforms and i have to say B.lend has been the one showing more seriousness in their approach. Instead of growing exponentially and grow the loan pipeline which for most platforms had for consequence a sharp deteriorating performance, B.Lend has focused on quality (which can be frustrating for hungry investors). So far it has been well managed without adverse effect on investors.
