I paid to promote a rental $60

I have updated this review from 2 stars to 4 stars because once I wrote my review here it got the correct attention needed to work on fixing the issue I had complained about. Thank you to the avail team for your help in this matter.

I paid $60 to promote my rental through Avail. 9 days later, I closed my account because the leads generated through Avail were not responding, and I found a tenant through another website.

I do not mind paying the $60 for the promotion. What I do mind is that after selecting the option to delete my account and all associated information, my rental photos are still being displayed online.

I contacted Avail and was initially told that everything would be removed within 48 hours. It has now been over a week, and the listing is still showing. When I called again, I was told that I would have to contact each third-party website where Avail syndicated the listing and request removal myself.

Unfortunately, some of these sites do not provide phone numbers, and others require creating separate accounts just to submit a request. This has been a very frustrating experience and has left me disappointed with the level of support provided.

Overall, this has been a poor experience, and I expected better assistance after closing my account and requesting that my information be removed.

Landlord serious Misrepresentations

The platform allows communication between landlord and tenant with the landlord not responding to issues with no consequences! As well as ignoring valid issues and complaints of lease!!

Dear Mr. and Ms. Kevorkian,
I write regarding the numerous and serious issues arising from the tenancy of the
property known as La Villetta, currently leased by Mr. Ken Tanner and Ms. Wendi Kunin
Tanner.
Based on the information, documentation, photographs, written communications,
inspections, witness statements, and medical records currently available, the conduct
described by my clients constitute violations of Costa Rican civil law and may give rise
to legal actions for damages and other remedies before the Costa Rican courts.
Among other matters, my clients have documented:
1.- Active surveillance cameras and monitoring systems at the property
2.- Lack of disclosure concerning operational surveillance equipment directed toward
private and recreational areas
3.-Repeated deficiencies involving the pool system, including apparent mechanical
failures, leakage, inadequate maintenance conditions, and resistance to independent
inspection
4.- Undisclosed defects affecting habitability and peaceful enjoyment of the property,
including recurring refrigerator alarm disturbances caused by electrical interruptions
5.- Additional defective or unsafe property conditions; and
6.- Medical injuries and related expenses allegedly connected to the condition and
maintenance of the pool.
Regarding the surveillance system, my clients consider particularly serious the fact
that they were informed that the cameras were non-operational, while subsequently
discovering that the system appeared active and capable of monitoring areas
associated with my client’s private enjoyment of the property, including the pool and
bedroom window areas.
Under Costa Rican law, the protection of privacy and intimacy constitutes a legally
protected right. Consequently, the monitoring, recording, or surveillance of private
activities without proper disclosure or consent may constitute a violation of privacy
rights and could potentially give rise not only to civil liability, but also to criminal
implications associated with unlawful invasion of privacy and violation of intimacy
(“violación a la intimidad”), subject to investigation and sanction by the competent
authorities.
My clients further consider that the cumulative pattern of conduct, denials,
contradictions, and failures to adequately address reported conditions constitutes a
material breach of the lessor’s obligations under Costa Rican law and under the
principles of good faith governing contractual relationships.
Accordingly, and in light of the foregoing circumstances, my clients reject any attempt
to impose penalties, sanctions, fines, or economic charges associated with an early
departure from the property.
Specifically:
1. My clients shall not recognize nor pay any indemnification for alleged early
termination of the lease agreement.
2. My clients shall not accept contractual penalties, fines, or additional charges
arising from their decision to vacate the premises under the present
circumstances.
3. My clients expressly reserve all legal rights and actions available under Costa
Rican law, including but not limited to claims for damages, reimbursement of
expenses, privacy violations, material misrepresentation, breach of contractual
obligations, and any additional civil or criminal remedies that may correspond.
4. Any attempt to improperly retain sums as the guarantee deposit, beyond lawful
and properly justified amounts may also be challenged through the appropriate
judicial channels.
My clients are continuing to preserve all relevant evidence, including photographs,
written communications, inspection findings, invoices, receipts, witness
communications, and medical documentation, all of which may be presented in future
legal proceedings if necessary.
This letter is sent in good faith in an effort to clearly communicate my client’s legal
position and to encourage a reasonable resolution of this matter without the necessity
of litigation.

Is it easy to use but didn’t get any tenant leads from it, which is what we wanted. Same listing on Zillow generated lots of leads.

The leads are not all good!

The leads are not all good, the quick reply I want more information everyone clicks on it, they do not tell you want they want to know! Most people do not read the whole ad, make sure you tell them everything about the least terms. Avail is a great listing site,make sure you check it out your leads one or twice a day!

Marketing not working

So far not real impressed I was able to input my property information, but so far have only received 2 responses in the lst couple weeks trying to rent it out. Seems the sources you post with are not popular in Idaho Falls.

Not for canadians

Tried to post my home for rent but was unable to complete the posting because verfication requires last 4 digits of social insurance number which I don’t have as a Canadian so unable to use the platform. Disappointing.

Great Experience

Where is customer support??

We can’t get through to anyone at Avail. We’ve tried calling and sitting on hold for hours, requesting a call back, submitting a support request, and emailing them. We were landlords with them and can’t access our tax documents.
