Fantastic Conveyancing
I have enlisted Attwells solicitors personally four times - during a property purchase, various transfers, and a property sale. My family have also used their services several more times over the years. Our experience has nearly always been very positive. In particular with conveyancing, and even more specifically, with Conveyancer Stuart Milbourne - I would give five stars alone for his professionalism, and speed of communication. In my most recent dealings, his email response time was between 3 and 20 minutes, which was so refreshing, and reliable, in otherwise stressful situations.
In other past dealings, for declarations-of-trust and transfers etc - I do recall some difficulties, and frustration dealing with previous employees of Attwells. So for this reason I can not give a full five start rating. My other criticism would be that there is still a requirement for 'wet-ink' signatures in every one of my dealings. Which involves printing, signing, & posting. As well as being not environmentally friendly, it generally slows down the processes. In the current digital world, with electronic signatures being accepted in most circumstances, it would be great to have improvements be made here. Especially as ID checks were so easy through an Attwells mobile ap, I do not see why the signature stages are still so dated.
Thoroughly professional conveyancing
We moved from our family home last week. Holly Waldron at Attwells Solicitors carried out our conveyancing. She was attentive to our needs from the outset and managed the process of collecting all the information that the buyer's solicitor had requested. This could have been a highly stressful process for two 70 year olds who'd not sold a house for 40 years but Holly's calm and efficient manner kept us from panicking. Even when, through no fault of hers, the other side's solicitor became unnecessarily difficult, she stayed calm and carried on doing her job professionally. We ended up completing the sale on the day that we had requested many weeks earlier.
My wife and I would have no hesitation in recommending Attwells for private conveyancing and in suggesting that prospective clients ask specifically for Holly to take on their business.
Do not use them if you want a good service …
Attwells were terrible at communicating throughout the process. So much so that they completed our sale without mentioning the Need for an indemnity policy due to lack of building regulations and even worse they didn’t obtain to correct documentation for us and we are now retrospectively trying to track them down to get the policy. This was not documented at all or communicated during the process.

I would like to share my personal…
I would like to share my personal experience with this firm regarding a conveyancing matter. Throughout the process, I encountered problems with the service, after my proposed exchange date was missed, I made a formal complaint and left a review on google and on their social channels.
After raising these concerns through the firm’s formal complaints process, I received a call from the Complaints Partner. At the start of the call, I was asked to explain why I had posted a review online and if I felt it was appropriate. I followed up after the call in writing and he again, stated that he believed it to be unfair as a matter of process. I felt that this conversation focused more on the existence of my review than on the specific issues I had reported, and I found the tone to be uncomfortable.
Following this interaction, I requested—through the deputy complaints partner—that my complaint be reviewed by someone else due to my concerns about impartiality. The firm responded that the original partner would remain in charge of the complaints process, and indicated that I could appeal once their findings were issued.
From my perspective as a client, not allowing for a change in the complaints handler where there is a perceived conflict of interest felt disappointing. I believe fairness is essential in resolving client concerns.
I want to make clear that I am sharing only my personal experience, and that I used the firm’s internal procedures before writing this review. My intention is not to pursue any public dispute, but to provide an account of the process I went through with this firm. I hope this helps other prospective clients make informed decisions.
Based on my experience, I would advise anyone considering this firm to be aware of potential challenges in the complaints process. At the time of writing, my formal complaint is still under review by the firm, so this review concerns my experience to date.
House Purchase
We’ve been working with Attwells Solicitors since April 2025 to complete a house purchase, and we couldn’t be happier with the service we received. We were lucky to be assigned Stuart Milbourne, Head of Suffolk Conveyancing, and from the very beginning he’s been absolutely fantastic.
The purchase itself had a few bumps along the way, but Stuart was always on hand with clear, timely updates and took the time to explain everything to us in a way that made sense. His calm and professional approach really helped take the stress out of the process - we genuinely felt supported every step of the way.
Thanks to Stuart and the team at Attwells, what could have been a stressful experience turned into something much more manageable. We’d absolutely use Attwells again and wouldn’t hesitate to recommend them to anyone looking for a reliable, quick and friendly solicitor.
Superb conveyancing experience

Anxious Experiences
Tried to get help with conveyancing for an auction property,
Attwells [Ipswich] say they can do it, so I instruct them rather than any other option.
I go to a legal company to seek legal guidance, someone with experience who understands my problem, aims, whatever.
But, my experience here, the person who took on the work seemed unable to break down the problem for me, address it in a timely manner, and, seemingly, just wanted to tick tick tick me over the line at my expense and, more worryingly, against my interest.
So I disinstructed the solicitor.
I think when you are considering the solicitor you would like to use it is important that they consider your interests and can provide a flexible service.
Here, either some individual took on more capacity than they ought to have, or, they didn't care about my concerns. As far as my project goes, both potentialities have the same outcome.
In anticipation of:
"Oh, but you didn't order that package..."
Then sell me it, lol! Advise me on what to do and charge me for that advice if necessary,
If it's something you *could* have done I'd have paid extra to have it done.
And if nobody, not a single living mortal, could do it, and my expectations were outside of the realm of possibility, just say it's not possible and with a little of why (and then it becomes my problem if I proceed against your advice, right? :) - but no)
The opposite of anxiety is not calm, it is trust.
I don't recommend this company to prospective customers.
It also doesn't help that my email in a similar text to this was simply ignored, so if you do have a problem, they do not care about it.

Made a stressful process feel simple!
I’ve worked with Sharon Jensen at Atwells twice now — first for a title transfer and more recently for buying a flat — and she’s been amazing both times. Super helpful, always responsive, and just really on top of everything. Sharon and her team made the whole process feel way less stressful. If I ever buy or sell in the future, I wouldn’t consider going anywhere else!
Cannot recommend this firm
I had a disappointing experience with Attwells Solicitors during my purchase of a flat as a first-time buyer in a no-chain situation.
Although the process appeared straightforward and they initially agreed to attempt to complete before the stamp duty deadline in March, significant delays occurred and completion only happened in June after considerable stress caused by them. It seemed that my case was managed by a junior staff member who lacked experience and did not provide the level of service I expected for the fees charged.
In particular, I was dissatisfied with the solicitor assigned to me (initials K.G.P.), who demonstrated poor communication and empathy, missed important documentation deadlines and repeatedly approached their task with a very superficial and careless attitude.
This resulted in unnecessary issues being raised with my mortgage provider, causing months of delay, and I did not feel K.G.P. took responsibility for the complications but kept blaming other agents involved (bank, estate agent, vendor solicitors, anyone but them).
Only after escalating my concerns to their supervisor, Harpreet (and screaming on the phone to them), did the process improve and move forward efficiently—though this was limited to the final two weeks of what had been a protracted four-month experience that costed me time, money and health.
I am giving two stars, as Attwells did reduce their fee due to the poor service offered, and because the final stages were handled more smoothly with Harpreet's involvement.
However, based on my overall experience, I cannot recommend this firm.
While others may have had better luck looking at online reviews (that I doubt are all genuine), I would advise anyone choosing them to be proactive and assertive from the outset in order to be taken seriously.

Simple and effective
The service was helpful and comprehensive. It was particularly useful to be given general advice about the possibilities even before an agreement to act for us was agreed.

My experience with Attwells was very good. From the outset they were very responsive to my enquiries of them, initially for cost estimates for their services - that were very competitively priced against the other alternates - and thereafter through the whole conveyancing process. Sharon Jensen was my designated contact in the Colchester Office. She was marvellous. All calls were answered immediately or returned as soon as she was able, my emails were replied to promptly and any issues arising were discussed clearly with me and actions explained. I really cannot fault them. Even my buyers offered praise about their speed of responsiveness.

Do not use if you see a man with gold teeth and one leg use him instead he will be better they are looking after my mother s estate they won’t give us a date to clear property it’s been 15 months they don’t reply to emails if you phone there always out we don’t even know how much it’s just sold for they won’t tell us probate was done in July they did not put it up for sale till November we have made a complaint to the ombudsman as they are that bad
