Reports are typically delivered within 24–48 hours of inspection. Can I speak to the surveyor? Yes — we provide a same-day verbal summary and are happy to discuss the report. Do I need a Level 2 or Level 3 survey? We’ll advise you honestly based on the property, even if that means recommending a cheaper option. Insurance Claims At ARC we have many years working within the insurance industry and, as consultants, directly for insurers. This has led to us being experienced in understanding the processes involved in dealing with insurance reinstatements for all major perils including subsidence, fire, flood and escape of water. Contrary to popular beliefs, insurers are there to help affected homeowners with empathy, providing indemnity appropriately to the level of cover under the policy. Insurers will often utilise experienced and knowledgeable suppliers in order to reach that objective. Unfortunately, sometimes due to exceptional circumstances and/or differing opinions, further support could be required. The policyholder is often allowed to instruct an independent building surveyor to act on their behalf to provide the necessary support and oversight of the reinstatements. Under the terms of the home policy, the fees (often worded as “professional fees”) forming part of the claim. At ARC, we differ from claims assessors, who will want to involve their own suppliers which can then lead to protracted discussions and the associated unnecessary delays. We fully understand the challenges that can be faced for both the homeowner and the insurer, and in acknowledgement, we would only work alongside the insurer and their appointed suppliers, ensuring both parties are fully supported throughout the period of reinstatement. We find working with the appointed adjuster, their preferred surveyor and/or their approved panel contractor often provides the most optimum route. Subsidence can take place when the ground beneath your property’s foundation moves down, leading to the structure to move. Have you noticed tapering cracks diagonal in appearance? Have they appeared suddenly whether internally or externally? If you are unsure or suspect your property is suffering from subsidence, the cause of the damage will need to be identified and a report provided. Should subsidence be confirmed, this report can then be forwarded to your insurers for their further review, with a view to accepting a valid claim, subject to an applicable excess. The cost of the report would usually form part of the claim. Your insurers can then take the lead who will appoint various specialists (adjusters, site investigation team, mitigation team etc) who will manage the claim ensuring your property is made safe from continuous movement, along with the appropriate repairs. We have over 25 years experience dealing with properties suffering from subsidence, we therefore have the knowledge to guide you on the process.

Highly recommended for level 3 survey
We booked Arc Consultants for a level 3 survey. As first time buyers, we were pleasantly surprised with how quick and easy it was to get booked in. Alaur got back to our emails promptly and called us after the survey to go through some key points and to explain what to expect in the report, which was super helpful! The report was sent 2 days later and was very detailed but easy to understand. We'd highly recommend Alaur for his friendly and professional service at a reasonable price!

ARC Consultants were fantastic from the first phone call. Alaur is friendly, easy to talk to and really cares about his work. The price quoted for our Level 2 Homebuyers survey was really reasonable, and Alaur's manner instantly put us at ease as we knew we were in good hands.
We were able to raise any things we were particularly worried about and stay in touch with Alaur throughout.
What we did not expect was just how fantastic the survey was. The attention to detail was incredible, and Alaur spent a long time on the phone talking us through each item on the report, answering questions and giving us insight that we just could not have got elsewhere.

The process of finding a surveyor to undertake our homebuyers survey was overwhelming! Luckily we came across Alaur at ARC Consultants Ltd. Alaur's communication from the start was excellent. Outstanding RICS Level 2 Survey Experience
I'd highly recommend Alaur. We instructed him for a RICS Level 2 Survey, and from start to finish he was fantastic to work with.
Extremely professional, organised, and responsive. He managed to carry out the survey earlier than scheduled, which was a great surprise.
His knowledge and attention to detail really stand out. The report itself was comprehensive and covered everything (and more). It’s clear he has many years of experience and genuinely takes pride in his work.
Communication was excellent throughout, via email, telephone, and a video call, where Alaur really took the time to walk me through everything in detail without rushing, which I really appreciated.
What made the biggest difference though, was how friendly and approachable Alaur was. He made it easy to ask candid questions and gave honest, knowledgeable advice without hesitation.
Overall, a brilliant service and absolutely worth the price!

Fantastic service from start to finish with Arc consultants. Alaur was a breath of fresh air, delivered on everything he said he would and even sooner than the agreed timescales. He was on hand to discuss and explain feedback from our homebuyers survey and was clear and honest at all times. The survey itself felt very thorough and comprehensive with clear descriptions and photographs of the property that clearly evidenced his report. The price we paid for the survey was also very competitive. I'd recommend Arc to anyone!
