Poor property management with country wide estate agency. Not sure why Andrew reeves asking such a poor property management company to look after the properties.

Have lived in a property for 10 years plus but last couple years they’ve done nothing to sort out problems.
Decking all collapsed and rotten / dangerous- I’ve killed the rats -14 of them - still not done !
Complete garage ceiling fell down on my car - several weeks now pile of plaster board and and rubbish in garage - still not done !
Several weeks to replace dishwasher - still not done !
Bear in mind this is a £650000 house in a gated property not a dump

Awful experience. The maintenance service is poorly managed and they don't fix the issues reported by tentants, and if they do it is only after a lengthy delay. Would not recommend it

Initial service by the agents were good, however, once I moved in and reported several issues left by the previous tenants they wouldn't fix it. I reported some serious issues in the house that posed health hazard and they wouldn't do anything. Wouldn't recommend it

If you value your money, sanity, and legal rights, AVOID this agency at all costs. They are nothing but predators, using delays, lies, and manipulation to cheat tenants out of their deposits.

Here’s how they TRIED (and FAILED) to scam me:
🔹 Calculated Deception – At first, they act friendly, responsive, and professional to gain your trust. But once you’ve signed the contract, you’re nothing to them. They ignore emails, delay responses, and push you around like you have no rights.

🔹 A Scheme to Make You Lose Your Legal Protection – They had my checkout report and deposit deductions ready for months but purposely stayed silent. Why? Because they were waiting for my deposit insurance to expire, so I’d have no legal way to fight them.

🔹 The "Oh Crap, He Fought Back" Moment – When I called them out and threatened legal action, they suddenly pulled £288 out of thin air for so-called “cleaning.” When I demanded proof, they panicked and dropped it to £100. So what was it? £288 or £100? Exactly—pure fraud.

🔹 Charging Me for Things I Left as a Courtesy – They even tried to charge me for items I left for the next tenant out of kindness. They manipulated the checkout report to make it look like I left damage when in reality, I was just being considerate.

🔹 Delay, Ignore, Pass the Blame – Instead of addressing concerns, they ignored emails for weeks, then passed me to different people so no one had to take responsibility. A pathetic attempt to exhaust tenants into giving up.

🔹 Only Backed Down When Forced – I had to drag them through a formal dispute to get my money back. And guess what? I won. They had no real evidence, just excuses and a desperate attempt to steal money.

This Is Not Mismanagement—It’s a Business Model.
They intentionally delay, manipulate, and deceive tenants to force them into a position where they can’t fight back. It’s predatory, unethical, and disgusting.

If you rent from this agency, EXPECT:
- Stolen deposits
-Ignored emails
- Fake charges
- Endless delays
- Legal battles just to get what’s yours

This agency shouldn’t just be avoided—it should be shut down. They exist to exploit tenants and cheat them out of their rights.

🛑 Future tenants, take this warning seriously. They will smile in your face while setting you up to be robbed later. Do not give these people a single penny.

I got my money back, but they should NEVER get another tenant again. Share this everywhere. Let the world know.

I was trying to rent a property via Andrew Reeves but didn’t sign any rental agreements. Andrew Reeves Beckenham branch staff switched the utility billing to me and now a debt collector is chasing me. The agency keeps ignoring my emails and has t resolved the issues since March 2024.

Andrew Reeves, Bromley branch gave us 10/10 service. Max, Alexia & Ethan have gone above and beyond to help us into our first home. Even when there was a hiccup, they were there to sort it for us.

They are professional and efficient, also added a personal touch by going out there way to help with a surprise engagement.

I can’t recommend them enough.

Landlords beware of this Company. Andrew Reeves countrywide. The Beckenham Branch Letting staff Millie Bowley and Feyi are incompetent and dishonest. They set me up. They put a tenant- Mr Daniel MItchell with fake employment references in my property, gave him all existing sets of entrance keys to my property so I don’t have access and then quite literally immediately put up barriers all over the place. They’ve ignored correspondence, covered for one another and lied repeatedly. Their appeals process is non existent. All departments in Countrywide are unhelpful as is the regional manager James Arnold. Im owed the rent stipulated in the signed agreement. The only way forward now is to commence eviction proceedings.

They started to treat us very badly since the beggining of the tennancy untill the end.

Very unprofessional state agents, Had a viewing with Ross at Westminister Branch, emailed him my offer with the conditions, he didn't have the courtesy to get back to me. I chased him a couple of times but no response, if the offer was rejected he could have kindly let me know about it instead of ignoring me.

Brilliant estate agents- not often those words can be written down together! I recently rented a commercial property and James went above and beyond to help me find my perfect match. The agency was also very helpful in conveying messages to the landlord before I signed the contract and communicated swiftly, never letting the ball drop. I would definitely use this estate agent both for commercial and residential, a family-run business that really looks out for the customer.

This company managed my father's property in SE1 for many years. We had trouble-free tenants for over a decade, good for the agent and good for us.

Last year the property became vacant. They took six weeks to fill it and put in appalling tenants who left repair work required costing over £10k. They did no inspection during the year, did a poor move out (they spotted that the carpet was dirty but missed tens of other problems), seemed enormously relaxed about the situation and we were never contacted about the whereabouts of the deposit. An appalling service.
