We have just purchased our home through Andrew Grant and we had a great experience. We were assisted by Samuel and Louise and they were great, keeping us well updated during the process. The service was great and often updates/viewings were completed outside of normal working hours. A great service!

Absolutely abhorrent service. The owner of this company cannot follow the most simple of court ordered instructions. We have no signed contract with them as per TPO code of conduct. Now emailed me to say they are gonna invoice £12k despite no contract being in place.

This post warrants a comprehensive explanation for what has been, and remains, an incredibly complicated situation.
We were instructed to sell four joined properties in 2022 by the two vendors of this property who were divorced and whose personal relations and cooperation over disposal of assets had broken down. This made communications with one or both of them complex and, at most times, impossible. The properties were launched to the market in 2023 and, to date, we have had 166 recorded conversations with the vendors, an estimated 40 plus calls to one of the owners of Andrew Grant private mobile and 173 vendor emails. We conducted 88 viewings and received 26 offers, many at the price point required, but none of which were agreed by both parties. In total, this amounted to many hundreds of hours of work.
Due to the impossibility of the situation, we withdrew as agents in 2024, only to be reinstructed the same year via a family court order over which we were not consulted. The order instructed us to submit a marketing plan, which we subsequently did, having in mind at all times that it is our legal obligation to work for the benefit of both vendors. This was made particularly difficult due to breaches of listed building consent and late changes of information regarding standard planning permissions obtained. The vendor posting here did not agree with our proposed solution, which was designed to offer the best return for both parties and went on to oppose it in court. We understand that the court has subsequently varied our appointment, again without reference to us and we are at the time of this response still awaiting sight of that order. Up until that time, we remain engaged and of the opinion that our marketing plan, whatever agent is engaged, is the only equitable solution.
Meanwhile, our fee, if it becomes due, seems very reasonable for the three years and many hundreds of hours of hard work put in. Finally, it is worth saying that we have had no similar complaint from the other vendor.

An overall great experience
Our first experience with Andrew Grant was great - we took to Dan immediately and we thought if we trust him then so will potential buyers. The brochure they produced was brilliant and got us dozens of viewings in no time. Once we had an offer we especially appreciated the weekly updates we got from Louise - even when there was no news it was good to know we hadn't been forgotten.

I’m really grateful to Andrew Grant Kidderminster for their help in selling my property. Justin Heath (and Patricia Eriksson), and Tonia Millard were a dream team. They took over from another agent to deliver the quick sale I was looking for, giving honest advice and keeping a steady stream of viewings. We have been tenants with Andrew Grant for 6 years, our account managers change often, so it's stressful when we have to call and report anything. Our cooker was condemned last week and I had the pleasure of speaking with Daniel Pycock at the Worcester branch who has been amazing .. luckily for us our Landlord has always been amazing which has always been a reassurance. I have been a landlady with Andrew Grant for over a decade now and have had very little issues with tenants … Covid bought a few problems due to not being able to do checks inside the property but that thankfully was an exception and the issues from that were dealt with very swiftly and positively by a previous Andrew grant employee called Chloe … she was amazing in a pretty stressful time… They take finding the correct tenant very seriously for the property and that is extremely important for obvious reasons. It has to be the right fit for tenants and landlady to provide a smooth let. I have just recently had a change in tenants due to them relocating so I took the opportunity to do some renovations and updates to the house. The agents were understanding of my time line and both Mandy and Laura were excellent at their jobs of vetting the potential new tenants for the property. Extremely personable and knew their stuff. Outstanding. They listened to my concerns and acted upon them and still managed to find the perfect couple in the tight time line laid out. Karla at the office runs a tight ship and is very professional and they are all a delight to work with. If I have anything negative to say it would be a reduction on fees for landlords with longevity and loyalty would be helpful but when I asked it was clearly declined due to reinvestment in the business which is understandable however a little acknowledgement for loyalty I feel would go a long way. I am the kind of landlady who leaves a welcome bottle of fizz or chocolates for each new tenancy agreement and I know the tenants are grateful for the gesture. All in all I would highly recommend AG and the letting team and congratulate them on providing a great service 😊

After 2 years they could not get an offer with little viewings , there service was poor and i withdrew the property from them and they demanded a payment for pictures and vidos ..after agreeing to pay £1200 now they wont give the pictures of videos to us be warned there are better agents to deal with in this area we were sold a dream but in reareality sold just lies be warned !!!!!

We appreciate the opportunity to respond to this review and to offer some clarity for those considering working with us.
For the sake of truth and clarity, we were instructed on this property for five months, not two years. The property has been listed with six different estate agents over the past four years and is currently live with two others, both marketing it at significantly different price points with a 20% discrepancy between them.
During our marketing period, we had 53 separate communications with the vendors and conducted three viewings, providing full and detailed feedback after each. The consensus from prospective buyers responding to an asking price of £750,000 was consistent: the property required significant investment, with estimates exceeding £100,000. Despite this, the vendor opted to increase the asking price to £1,000,000, naturally against our advice and which resulted in a complete failure of enquiries.
Regarding the withdrawal fee, this covers marketing materials as agreed in our signed terms and ownership of these assets remains with us. Presumably this is the same for the five other agents employed on this property.
To sum up, we cannot create interest where none exists and we are not in the business of just telling people what they want to hear. We are therefore not suited to work with every vendor but for those who appreciate a deeply honest, candid, professional and results driven approach, we stand firmly behind the service we provide and our record goes before us.

I have just completed a house sale with Andrew grant. I found their service and continued updates on my house sale to be excellent. The property I sold was a rental managed by another estate agent. The managing company showed no interest is selling the property, I guess they were quite happy taking the management fee. Andrew Grant set a date for the property to live for sale and I accepted an offer on the first day of viewing. My experience with Andrew Grant was fantastic.
